The fundamental rule to observe when dealing with an agent is that they only represent themselves, not the seller. The opposite of every item in this list is what will happen if you use an agent. I have always sold my properties myself, never with the involvement of an agent, but always with the involvement of a settlement agency (or solicitor). If you have the time and willingness to learn some basics then DIY is the best option. Of course you may find an honest, professional and competent agent who will do the selling for you so if you don't have the time or willingness to learn some basic and easy skills, then that is all you can do.
