Browse Forums General Discussion 1 Nov 15, 2020 2:23 pm Hi there, We are about to do an extension on a house with concrete tile roof. The house is around 43 years old with original roof. We were going to put tiles on the extension as well but now starting to think that maybe we should look at just changing the roof to colorbond at the same time. Roof is in ok condition at the moment but imagine it is starting to get towards the end of its life. It has been suggested to clad and render the extension instead of brick and render. Roof is gable roof and they will need to slightly modify existing roof for where it meets the new extension. To be honest I do like the look of colourbond but it’s more the fact of given we are doing work on the existing roof, and putting another 55sqm ish of roof on, I thought now is probably a good time to reassess. When we are needing to replace the roof, I would probably choose colorbond over tiles. If we go tile on the new extension, we lock ourselves in for tile then or if concrete tile roofs have a 50 year lifespan, and we are around 43 years old at the moment, are we better to just bite the bullet and replace it all now whilst part of the roof is off anyway. Based on that, I have two further question to ask: 1. Do you plan to own and live in this particular house for a sufficiently long time to get a return (with return defined any way you want - pleasure, increased amenity, improved efficiency or anything else) on the extra investment in replacing the existing roof with Colorbond? 2. If you are planning to move on in the first half of the life of a new roof, do you think changing over to Colorbond will improve the look of your home to such an extent that it will increase its resale value? I went through a similar exercise with a home that we lived in for two years, and still own as a rental property. In this case, there was no extension to initiate the decision, but it was just based on our preference for a steel roof. I learnt a few things during that process: * Concrete tile roofs rarely need to be wholly replaced, because individual tiles and capping can be removed as they crack, pointing can be redone if it breaks down, and the whole roof can be cleaned and recoloured if a change in look is desired. * Concrete tiles are heavy and can contribute to the underlying frame sagging. However, even having to remove all the tiles to repair or replace the roof trusses may not make a changeover to a steel roof cost effective since you still own all the tiles, which can simply be put back onto the new frame. * Because concrete tiles are heavy, there may have been no need at the time your house was built for the roof frame to be structurally tied to the foundations (or wall frames), but just relying on that weight to keep the roof in place. However, with a lightweight steel roof, lift needs to be considered, and that might require some re-engineering as part of the changeover. In my opinion, it is only worth changing over to Colorbond if there are aspects of a steel roof that you will really enjoy (the look and/or the sound) and you are willing to pay for that enjoyment. If not, then I would just match the existing roof on your new extension. Re: Tile vs colorbond roof 10Nov 16, 2020 7:03 am Thanks arcadelt. Very informative and well thought out reply. We are not planning on moving in the future, we have 3 young kids, one who starts school in 2 years and love the area and are extending to stay. That is good background about concrete tiles. We did have the roof replanted around 5 years ago and the builder has said the roof is in good condition. I am currently leaning to stick with concrete tiles and potentially paint the roof.
