We got it 388m2 which is a out the 335 I just had a look at the plans and it looks like Metricon have milked the standards as much as possible. The house is 473 sqm and they have managed to pull 85 sqm out, so it sounds like they are trying. I want to use a CDC as I am being told council will want me to create a step down to garage, as when levelling land that the fill would be too high on garage side (limit 500mm) this would cost 20k on top of 25k site costs. Anyone able to shed some light on this? Build is in Box Hill, Sydney. Hi, I was hoping you could enlighten me on which avenue you went with in terms of getting the Waterford 51 approved re:floor space. Did you end up going with council instead of CDC? Also did you have to shrink the house down so comply with max floor space regulations? If so where did you modify? We are looking at building the Waterford 51 in Cherrybrook- CDC will only allow 357m2 and council- 380m2. Would greatly appreciate your insight! Thanks!! Hi Niro88 I just went and read The Hills DCP 2012 ( link below) , I am sure someone who knows more will tell me if I am wrong, but it would seem that they dont have an FSR control but rather work on a site coverage model, so 45% building footprint is allowed. That would mean for a 700sqm site you can have 315sqm on the ground floor and conceivable the same up stairs or at leat 200 sqm which would give you youre 51 sq house. I would suggest speaking to Metricon as they do a lot of work out there or even your own town planner. I can send you a number if you like for some independent professional advice.
