Browse Forums General Discussion 1 Jan 17, 2023 9:16 pm Hi all, wondering if anybody knows the rational behind being allowed to build on the side boundary, 200mm off and then a jump to 1/1.2mtr for a single story. I know the setback increase the higher the house is but what I'm confused by is why I can build 200mm off the boundary or it has to be all the way to 1/1.2. Why can't I build 300 mm off it for example or 500mm. A right little brain teaser this has been so any enlightenment would be much appreciated. Also does anybody know the rational for having to splay a garage if you have an unusual side that fans as you follow the boundary? I heard that it's in the case of a fire somebody doesn't think that they have an exit out of the house only to find out that when the further down that they can't get out. Habitable rooms with windows need to be 1.5m from the boundary and non-habitable rooms with windows can be 1.0m from the boundary. It's pretty straightforward and contained in planning documents for each state. As far as the splayed garage, I don't think it's got anything to do with fire egress but more likely people trying to increase or use dead space. Also depoends what room that window is in - Habitable vs non habitable. The neighbours setbacks including what windows they may have is based on the boundary line regardless of what you do. If your neighbour has a window facing your house it will be a minimum of 1000mm for non habitable and 1500mm for habitable room regardless of what you do. The OP should be able to locate their house wherever they want on their block as long as they don't come closer than the prescribed minimums.
