Ive just realised today that my block is a bit of an oddity. For context - Lot 11 is a block where there are 2 duplexes (their backyards run along the length of my block where my garage will be) My block is number 10 in the picture.. Block 17 is corner and again it looks like their backyard will run along the otherside of me Neighbour of Block 17 (Block 18) looks to have their backyard along that side fence also. All up i will have 2 sets of neighbours on either side and their backyards form a ring around the perimeter of my land. I am going to build a single storey house but the rest of the neighbours Are building 2 storey to take advantage of the small blocks. This is in NSW and apart from council regulations re rear yard setbacks of 3mt from boundary fences no other rules apply. Not buying and building to sell - my plan is that this house will be built and stay in my family for the forseeable future.. I am interested for peoples thoughts on how this will work for me once my house is built. Im not going down the path of challenging my neighbours’ house builds as they go through council as i trust the planning laws for my area. I was worried re overshadowing but as all of the homes must have 3mt setback i think i will be ok? My block faces North.
