I am getting the lounge, dining, kitchen tiled. I have been quoted 1200 to get the 3 bedrooms tiled too. This actually isnt a huge amount more than what it would be to carpet the rooms (the existing carpet has to go). I see the advantages of tiling the rooms that it all can get done in one go and I wont need to replace the tiles hopefully for a long time. But a few people have said people prefer carpet in the bedrooms. In Cairns or Darwin tiles are preferred but BNE can get a bit cold in winter (so some people say) and therefore people prefer the comfort of carpet. Also carpet is noise dampening. Please help as I am finding it difficult to make a decision about this. Thanks Jesse I am renovating a 3 bed house. I have no trades experience but I am keen to learn how renovate. However, this is an investment property so your personal preference isn't the issue - if tiles are the norm (or one of the norms) in the area of the property, I would do them rather than carpet - hardier, tenants cant stain/damage tiles nearly as easily as carpet and can always put their own rug on the floor if they want to. Advice appreciated 10Oct 05, 2008 8:46 am Rather than being concerned with the three weeks or so when it is (almost) cold in Brisbane, I'd be concerned with the seven months or so when it's hellishly hot. Floorboards are much superior in that situation imo.
As for kids perfering carpet, I have to disagree with that too. Carpet is more dustry, cars don;t roll so well on it, and it can be hard to build with lego or blocks on carpet. These are the big issues for kids ! (I've lived in Brisbane in houses with floorboards & cxarpet.) I found the Brisbane air to be very 'thick', lots of dust & pollen in the air and blowing in from the west (especially starting around showtime). After seeing what was under an old carpet I would not want my kids near that! I don't think you can ever really clean carpets properly. For winter you can always put down a rug.

I've lived on the Gold Coast most of my life and we used to have carpet in the bedrooms, we decided to put the laminate floorboards and it is a great option - less dust (helped with my sinuses a lot!), easy to keep clean, and a little cooler as well.

Tiled bedrooms are very common in the Mediterranean, Spain, Italy and france, and its been done for thousands of years. This is due to the climate in this area. Really good idea for a rental (if you are willing to replace it every couple of years if you have bad tenants that don't look after it).

For a rental I would def. not have any carpet at all especially in Brisbane. - Imagine all the gunk ! - Also when a tenant moves you will have to get it shampooed. A real estate agent told me that when carpet is shampooed alot it does wear the carpet - Don't know it it's true or not We have no carpet in our place except in the study/music room. We have floor boards, love em, Like the others have said, less dust and gunk. If I was renting I would go for a place that was all tiles over a carpeted place.
