Your question is fairly open ended. What you probably need to do is define some specifics before approaching builders. The following might help you in your quest to approach and filter out builders: * visit show homes * have an idea about what you like in styling and decor themes (eg hamptons, traditional, modern, colours) * have a budget in mind (a mortgage broker can work out what you're likely to be able to borrow), this will directly influence everything else you decide cos in the end, it all costs money * try to mock up the floorplan of your house on computer, or copy the layout of a house you like I say the above from experience. Had we not done the above (especially the last two items) before approaching builders, we would have been taken for a ride. Try to limit western windows (this is an ideal location for the garage), location bedrooms in the south & east of possible. Orientating a home correctly like this will increase your comfort, & lower your requirements for heating & cooling. Designing a home this way is called "passive solar design".
