We are "hopefully" at the certifier as we speack so we are getting closer and closer, although i;m starting to stress about the piering! We have allowed for 100 metres I'm still just stressing. How much piering have you found you have needed when you had your slabs done? Thanks Nic Re: [NSW] Gregory Hills - Roll Call! 922Sep 23, 2013 10:28 am Wouldnt stress about it too much. I had 70lm provisioned and the actual job was about 90lm. Cost me an extra $2-3k. Deepest was about 2m and shortest 60cm... How much piering have you found you have needed when you had your slabs done? Thanks Nic Hi Nick Good to see you back. We had 70LM in our contract due to the slope on our land and were meant to remove approx 60ton of excess soil but ended up with no excess soil to be taken away and our piering can under too. Only 35LM for piering so we were cheering..., Re: [NSW] Gregory Hills - Roll Call! 924Sep 23, 2013 1:04 pm Wow only 35LM that’s awesome!!! Fingers crossed it comes in under, that way I won’t feel bad about the extra upgrades LOL mazim26 your house is coming along nicely i was in the area on Friday, there are houses popping up left right and centre now. Can believe how quickly the land is selling too.. Take car and thanks for the re assurance that our 100LM should be fine... Re: [NSW] Gregory Hills - Roll Call! 925Sep 23, 2013 6:07 pm NA274 , Yes houses are coming up really quickly. Glad to hear that you aren't far away from your build too. I bet you cant wait.. Every weekend when we visit our property there is always something new. There are couple of vacant blocks on my street but they shouldn't be far off from construction. Your builder is building a house across ours. We are really happy with our build so far. Roofs getting done this week. Hoping to be done before Christmas. Good luck with everything and hopefully all goes well with your build. Cheers Re: [NSW] Gregory Hills - Roll Call! 926Sep 28, 2013 7:40 pm Walked over to the sales office around midday to take a look at the new release.. All SOLD out! I noticed a package similar and with the same builder I am going with had increased by $40k. I bought in February and the prices of similar sized blocks to mine in this latest release are at least $20-25K more already! My build has started, pretty exciting! Should have the slab poured this week. Not right now unfortunately However when they complete the road from Gregory Hills Drive > Bagdally Road it will become a reality. And once the roadworks finish the 10min trip to m7 will be likley as well. Takes me 15min to go from GH. to the M7 right now with current traffic outside of peak hour. Re: [NSW] Gregory Hills - Roll Call! 931Sep 30, 2013 5:04 pm For me 4 lanes to Leppington and the opening of the south west rail link next year will make a great improvement to my daily trip into the city Re: [NSW] Gregory Hills - Roll Call! 932Oct 01, 2013 11:06 am Paulc1964au For me 4 lanes to Leppington and the opening of the south west rail link next year will make a great improvement to my daily trip into the city Wish it was next year, but according to http://www.transport.nsw.gov.au/project ... straillink it's 2016. Still a way off. Anyone who bought in the Outlook release on Challenger St, know why there is a 2 metre gap at the back of your blocks backing on to the back of houses on Atlantis cres. I was told by Dart West, that there will be a shared fence, but I can't see the logic in not clearing a 2 metre wide srtip, then clearing it later down the track. So people buying in Challenger, your land is supposedly longer than the current fence in place. Any one have some light on this? Yeah that road will be a good one. Once everything is done with road works etc. it wont be that bad. But then by that time there will be more traffic too. Its a constant battle Re: [NSW] Gregory Hills - Roll Call! 934Oct 01, 2013 3:59 pm The worst part of the morning journey down Camden Valley way is 100% the road works. When the lollipop guys are constantly stopping traffic it can take 35 minutes to get to the M7/M5 near the Crossroads. Leaving the same time on a morning and it raining (so they are not working) it is much quicker, knock around 15-20 minutes off that time. Re: [NSW] Gregory Hills - Roll Call! 935Oct 02, 2013 9:01 am That new suburb "Willowdale" on Camden Valley Way is probably going to put strain on CVW once it fills out. I don't know if 2 lanes each way will be enough in say 10 years time. There is gonna be 3500 homes there eventually. That plus Oran Park and everywhere out that way plus other future developments after the South West Rail link is complete. It will never be enough. At least they are working on infrastructure, they just cant get it done quick enough! If every project they are working on was finished right now, it would be sufficient. Trouble is it will be 5-10 years before a lot of these things are done. By then we will need more again. I don't think we forward plan very well in this country, especially Sydney. Re: [NSW] Gregory Hills - Roll Call! 937Oct 03, 2013 8:03 am I have used mortgage choice in the past, but they take a commission from your loan... I found dealing directly with the bank I have got a better rate. 0.7% less than the advertised rate.
