Don't get me wrong I'll be on top of progress as and when we commence, it'll just be difficult as I work long hours. My wife will be all over them however. Excited about the house but not excited about the size of the mortgage! Botanic Ridge here we come!!! Drove past the block today and we have a driveway! I am feeling a bit queasy about the mortgage myself Also feeling a little sad that we'll be (hopefully) leaving this house (is that even normal?) Maybe it's that it was our first home, maybe because it's where our son has spent the first 4 years of his life, I don't know but i'm actually feeling a bit weird about it... We drove past Stage 9 about 2 weeks ago and the lots didn't have SOLD boards up and from what I can remember crossovers weren't established. Once crossovers are in, settlement should be about 2 weeks from then, I'm told. Exciting times. According to the developers they were finalising Stage 9 and then moving onto my stage - 12a. Building1 - We've had 2 houses before this one and yes it is overwhelming each time you move, but, its a fresh start. The kids (9 & 5) really take to the move which makes it soooo much easier with the transition. Moving our next week after living here for 9 years and investing much of ourselves into the house so am very sad to leave/ But I am sure once we are out and into the rental and on the building journey it will be all OK! I reckon they have one more coat of tar on the road to go as there is a bit of a bump when you drive into the start of the street which already has houses on it. I am really looking forward to being able to make my own garden from scratch, my DH was talking about maybe getting a landscape gardener in, i'd rather do it myself. When we purchased our block I asked the question and was told "oh you can build any house you like there it just has to have 600mm eaves." According the the design guidelines this translates to: • Garage must be 1m setback from facade. • Garage must not exceed 40% of the total facade (maximum of 2 car width) • Driveway must be stamped and/or coloured concrete or aggregate (no plain concrete driveways) • 4500L water tank is mandatory. • The colour scheme of the exterior must complement the natural surroundings. Im not sure what this really means but i guess they dont want any bright purple houses with red roofs? • Garage door should be a sectional panel lift. • Fences must be CAPPED timber or colourbond. • No fenceline can be erected past the facade. • House must meet minimum 5 Star energy rating (most builders are doing this these days anyway) • NO CATS! Then there is the whole list of landscaping covenants, and a heap of stuff ive missed. Just make sure you read through it all. Actually regarding the colour scheme, I am curious to know from you all... Did anyone building at BR get away with (or choose) their builders CAT1 or "included" bricks? We went with Category 2 Austral Parchment. Everything went well? Not very well at all, and just reading what PinkDiamond has written (no cats) ummm, that puts us out. I am also having small issue with the high voltage powerlines, we are looking at other estates, so not sure what is going to happen.... Waiting it out. The no cat rule applies because the estate backs on to the Cranbourne Botanical Gardens and I guess they see cats as being a threat to the native wildlife. Cats - not really our thing, but each to their own. The only Cats I like are those we defeated in the 2008 AFL grand final Yep the powerlines were a major problem for us too, we ended up buying land as far away from them as possible, whilst still absolutely loving the area and lifestyle it can provide. Just wondering if any other buyers who bought reasonably close to the over head power lines (back of stage 7) had any issues with obtaining a loan due to mortgage insurers not insuring the loan due to their proximity to the power lines...?
