Browse Forums General Discussion 1 Feb 13, 2023 8:23 pm Howdy friends, I am a first time buyer of a 1950 brick veneer house and would like some advice on how to tackle these two repairs. The first pic is cracks in the bricks above my backyard door. Building inspector reckons these were due to settlement. How do I go about repairing these? The gaps look quite large - do I simply repoint with mortar? The second pic shows the horrible underflooring that has cracked to pieces underneath my laminate flooring in the laundry. How would you go about repairing this? Also - are both these repairs urgent/need to be carried out immediately or can they wait? That's fairly extreme and I'd suggest getting an engineer take a look to make sure there isn't any structural issues that need to be dealt with. if that's the only spot, its possible the issue is localised and could be relatively non urgent, but you do need to get it looked at. Dont just repoint and forget about it, its not a benign issue. Re the cracked flooring. It depends, it could be related to the same issue causing the cracks above the door. Get the engineer to asses. If it turns out its just local damage from someone say dropping a pot or something, you can solve later. You can either do a patch fix using some random tile if you're just going to put the same laminate back over it, or it might be time to do a kitchen reno. Not really sure what your budget/intent is. First things first, get an engineer out.
