Browse Forums General Discussion 1 Aug 23, 2022 9:56 pm Hi everyone. We’re planning a build, which will be a knock down rebuild, and have asked for a recessed track sliding door into our alfresco area. The builder is quoting that this will cost 10k per recessed track, which will take into account the engineering and storm water management and wanted to check if this was reasonable? We wanted all entries to the house, ie front, back and garage entry to all be level, and soo will cost us C approximately 30k apparently. Re: Recessed track sliding doors 2Aug 24, 2022 10:33 am Kayabuilds21 Welcome to the forum I wish those builders stop blaming (whipping boy) engineers for price gouging Why not blame the Artist/Architects with their fake renderings (humour) Sounds like they gave you a cheap initial quote to lock in a deposit with the mandatory " we'll sort it out once we get into the office and do the engineering?" At which point you can't get alternate engineering and 3 new builders to quote Unfortunately, now if you want it, you pay for it. It would not cost that even if you had to retrofit the recess into the slab, but in this case they can build it into the slab at the start. If you do get it recessed, make sure they order a taller door so that the head lines up with everything else. Cheers Chris Thanks Chris We haven’t paid a deposit or signed a contract, so we could walk away right now. If it truly cost that much, then ok, I can do without but when trying to understand why it would cost that much, it didn’t seem right. Re: Recessed track sliding doors 6Aug 24, 2022 12:13 pm Only if you create one. The height difference is 40+mm. If you have a deck outside (or those tiles that sit above the slab) it's easy, it drains under your deck. They may be using a teaspoon to dig out the recess. Provided, they poured the slab and the alfresco sat lower than the main house slab and they then just cut a part of the house slab out to allow for the track to sit lower. Might be a different situation, but 10k per entry is eye watering... But point is, them cutting out that bit of the slab seemed like a relatively easy task and as such we didn't get charged much for it.
