The only thing that will impact is if there were any permits issued for works that have since been done and that didn't meet the standard(I.E the surveyor missed or a permit was required but not sought/granted) I'm not familiar with the requirements/need/want of a council inspection for a sale as its not something that happens in VIC. The only thing that might relate to it here is a statement in your sale docs about knowledge of un-permitted works. One way to address any issues is to have the list of items ready for discussion with any buyer and negotiate based on the value of the works required. We will just have challenge (with a competent solicitor)through whoever the correct people are in QLD. We do know that all other inspections were done during the build just the final sign off which apparently was the done thing in QLD back in the old days, the assessor / certifier would drive past and see that the landscaping was done and people looked like the had moved in so when back at the office instead of following up the builder he just filed the whole build file away and now they want to pass on their incompetence to follow through onto the new purchasers.
