Browse Forums General Discussion Re: Knockdown and Rebuild Upgrades Costs 2Aug 01, 2017 8:58 am rdcool I have recently received a detailed plan after accepting the tender 5 weeks ago. During this 5 weeks i have been visiting suppliers and reading online regarding sound and acoustic insulation. I am now thinking to upgrade the following: External walls - upgrade from Bradford R2.5 Glasswool to Bradford Soundscreen R2.5. Ceilings - upgrade from Bradford R4.1 Glasswool to Bradford Soundscreen R3.1. Internal walls - upgrade from Bradford R2.0 Glasswool to Bradford Soundscreen R2.0 These 3 accostic insulation upgrade will cost me $9500. (i have looked online and found that the per sqm price difference between the two were about $2 per sqm. With build dimensions, estimated External Walls - 550 sqm, Internal Walls - 340 sqm and Ceilings - both ground and first floor - 390 sqm, the quote seems to have a markup of 300% to 400%. Am i missing any costs here?) Upgrade from standard Gyprock to Gyprock Soundcheck plasterboard - $12,500. Upgrade from standard 4mm bedroom windows (6 of them) to 6.38 clear laminated/6mm gap/6mm clear - $6500. Are these price reasonable? Do you think i can do them after the new build is complete? No They don't sound (no pun intended) reasonable but its a bit too late to be complaining now about "$ticker $hock" maybe you should have looked at the Quants , Data & Cost beforehand. You have highlighted a common issue in that there is little difference between material cost upgrades the other price component it could be is labour costs or Builders Margin$..I would consider it to be the later. You choice is simply pay or no upgrade OT If you are having your own Design use 3D BIM drawings, ie extract approx Quants & Data & Know what you are dealing with beforehand..Advantages 1. All Data is accurately extracted from the 3D Model 2. The walls to be Demolished, Repaired & Replaced are illustrated and easily understood 3. everyones reading the same data & Illustrations....Get 3 quotes Here's some preliminary data on a recent reno Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Knockdown and Rebuild Upgrades Costs 3Aug 01, 2017 1:03 pm Once you have only one source of purchase, then the price will be full blown retail plus some, competition is gone, they nearly always will get you with emotional pricing, it's basically pay through the nose. if the original house is in good condition most of what you listed could be added in stages without the need for KDR and costs and disruption of having to live elsewhere… 1 14186 I'm on that journey.
