There are reasons for selecting a builder and nobody would expect to go until someone has to take legal actions. I don't wanna concentrate with negative comments about our builder because we are already building with them now. No way of retracting our contract. I would still hope and pray that everything would be fine. All of us want a nice house after all. Even metricon,carlisle porter davis also have lots of problems reported by house owners. However my land is yet to title. One person who had similar issues advised me as "Always remember that you have the option of reporting the builder to BACV for a second opinion. That doesn't cost you anything. They will tell the builder to rectify problems within 30 days if they find any problems or they will report the builder to VBA. No builder wants to get their building licence cancelled or fined." Hope this helps and please keep posting any progress you would be making as it will be really helpful to know how you handles it. Cheers. Thanks for the advice. We are speaking to BACV,VCAT AND VBA and all these agencies have asked us to contact the surveyor and get them involved. We emailed them a few weeks ago and also spoke to someone over the phone and resent all the inspection reports. It's been over 3 weeks and haven't heard anything back. The next step is to wait some more and then lodge an official complaint. Personally I don't think that's the route I want to take but if they keep ignoring then that's the only option and the building inspectors agreed to accompany us to hearings and has suggested that we get our solicitor to send them a letter of intent. My husband and I just built our first home with SBG and they have completely destroyed something we have waited 3 LONG years for (our move in date 27th June)! Our enjoyable experience ended – IMMEDIATELY after payment was made! They handed it over when it was not complete let alone passing health and safety! We have had countless issues with them and some of them very large issues, our final inspection had so many things wrong or missing, our splash back was not in (splash-back was still not installed for 2 weeks after handover on the 27th June) along with many others, ripples in plaster, fly wires missing, lumps under our paint along most walls in the house that were clearly visibly from not being sanded back properly where plaster was joined, terrible paint job throughout the entire house – they are a 1 coat company on everything including our floorboards! Our floorboards are not sealed properly throughout the entire house which means they will eventually lift especially if we mop/steam them and moisture gets in, areas where we were wanting windows but were told we could not have windows fitted are now dark and dingey in main areas of our home (which we have since discussed this with reputable builders who politely told us is a load of rubbish and that SBG just couldn't be bothered doing the extra work!) We will now need to spend a fortune either having windows or skylights fitted! For a builder boasting a 6 star energy efficient rating they couldn’t even put a door seal on our front door - when its windy our front door moves with the wind and bangs all night whilst letting a huge draft in and our master bedroom is right next door to the front door. I would hate to think what else is wrong that we have not picked up on yet. We had one of their tradesmen actually tell us that it was a huge inconvenience travelling out to where our build was and they were looking forward to finishing - so that was really reassuring! The biggest issue we have had that they tried to avoid fixing until we showed them we had photographic proof and threatened to go public with it and report them - It started out that our ensuite off the master bedroom was flooding this was immediately after we moved in, we had a major blockage in our pipes - it took them a couple of weeks to get their plumbers out to look at it - they couldn't fix it but in the process also scratched the inside of our toilet bowl so it looks like it constantly has skids in it! So then we had to wait another few weeks for them to get a specialised plumber in to find the large blockage and remove it - whilst down there with his camera he found an even BIGGER PROBLEM!!! OUR PLUMBING PIPES UNDER OUR SLAB WERE NOT JOINED!!! Despite the builders having the report from the specialised plumber that day stating what he had found, they continued to ignore us until my husband showed them that he had very smartly (thank god!) taken pictures of the (at least) 5 sections of plumbing under our house not connected! I have never seen such a back flip in regards to customer service in my life! All of a sudden they were making a list of all of the things we had been harassing them about for weeks & weeks to fix! Amazing really! It makes us wonder what would have happened if my husband hadn't of taken those photos! They still then took over 3 months to get anyone to our house to attempt to fix it, meanwhile while we constantly request updates WAITING, WAITING, WAITING, sewage is washing into the soil under and around our new home! We called the VBA and they told us that it was a life safety issue and it should have been fixed on the day they found out! We requested SBG to check the other half of our house, they did not do this even though one whole side of our home had at least 5 section of pipes not connected. To date our front rock retaining wall that is STILL damaged and with no updates on when it will be fixed - this is stopping us from landscaping, it took them a few months to fix the crossover they damaged that would potentially stop us getting our bond back that we had to pay to the council prior to the builders starting our build (money we really needed), our driveway that is supposed to fit 2 cars leading up to our slightly bigger double garage - ONLY FITS ONE CAR IN THE DRIVEWAY! We requested a quote from SBG because they would be the mostly likely to match the colour of our aggregate - they refused to supply us with a quote to widen our driveway even though they are the ones that poured the damn thing in the first place!. We have our final maintenance checkup/inspection tomorrow and I cannot wait until we never have to deal with them EVER again - once they fix everything they have damaged or not completed of course! I plan on posting on every review board i can find when we are done so any other unsuspecting first home owners are not duped by their sales tactics - 'what you see is all included' 'we look after our clients' 'once you sign your contract the price stays the same, its a locked price' 'at handover you get a beautiful welcome hamper' (FYI - NEVER SAW THIS) blah blah - the beautiful head saleswoman gifted with telling you exactly what you want to hear, once she signs you then you get handed to the lesser of the sales team, said lesser sales person is useless, you deal with 'lesser' until hand-over and right through any/all issues you have, whilst right in the middle of all of this you get to deal with the managing director who is similar to the beautiful sales manager, builds a great rapport with you, tells you what you want to hear guides you through everything involving colour selection etc, very intelligent and good at their role and seems to be a very nice individual. However will flat out ignore you until you have proof of their terrible workmanship then all of a sudden you will see a higher power being cc'd in on email correspondence with you because they have realised what hot water they are in. We have kept all documentation for paper-trail proof if we have any issues down the track with our plumbing on either side of our house or any other defects they have left for us to deal with. If we could do it over - we would NOT be using SBG. When Managing director became aware that we had every intention of reporting them to the VBA, individual tried to tell me that they thought we had done pretty well considering our land took 3 years to settle and they didn't increase our contract build price - UM, HELLO WASN'T THAT ONE OF YOUR ONLY SELLING POINTS?! Extremely condescending and felt like a bully tactic! As of yesterday our lovely next door neighbour also nicely informed us that some of our roof tiles were not on properly! Honestly, if you are thinking of using SBG - do your research, yes all builders do have issues I am fully aware of this - Managing Director also nicely tried to point this out to me! There are builders with a much better track record. We have thoroughly learnt our lesson! When we move on from this house we will not be letting our excitement cloud our judgement. Lesson learnt! Re: Superior Building Group Experience 15Mar 28, 2017 8:34 am Due to this site advising against directly naming people for legal reasons and the sheer fact that i agree with Capri in saying that Kayz is possibly from SBG (purely because you sound exactly like one of the bullies we have had to deal with from there) i do not wish to state our site supervisors name - I will just add that he was literally useless! We have been compiling a very large review that we intend on posting on most review boards once we are done with them so others can avoid the same problems. For anyone that signs with them, do not pay them until EVERYTHING has been completed and to the standards it should be for a NEW HOME!! As someone mentioned earlier in this thread, YES all builders have their faults - It is how they choose to deal with them that makes the difference. After a few months of back and forth they have sort of come to the party a fixed a few of the issues but there are still some that prevail. Our cornices keep cracking at the joins as the inspector had pointed out that they weren't installed using good standards. Additionally our front door is still without render and it has now been almost a year we moved into the house. Waiting for them to get back with a timeline of when those issues will be addressed failing which there is a new dispute escalation and redressal process that bacv have started so that's an option.
