We purchased a house late last year and during the building and pest they mentioned that some tiles are “drumming” and are at risk of cracking due to bad installation when they were put in. We took this advice and wore the risk and bought the house anyway in the presumption that we would replace the tiles later this year. The other night we heard a large "crack" sound and when we came out to the living room noticed a couple of tiles have lifted as per below. We will need to basically retile the lving/dining/kitchen and hallways as they all use the same tiles (approx 80 sqm) 1. Does anyone know the approximate cost to remove tiles? I have seen prices from about $30-$40 per sqm, is this accurate? What is a good price to pay? 2. How much does a tiler usually cost? I have seen prices around $50 per sqm? But have also seen they can cost up to $100 per sqm? What is a good price to pay? 3. Has anyone got any advice on the process? Is there anything we should be wary of? Thanks! Re: Retiling house advice! 2Mar 16, 2015 1:41 pm I'd say they have lifted as there is no expansion joint in place. There should be one every 5m - 6m max. What distance is the longest dimension of your tiled floor ? There should also be a gap of 10mm at all walls for expansion that is probably covered by skirting. When you re-tile you want to make sure that the tiler has allowed for this. It is quite easy to make these joins barely noticeable. As to your other questions 1) it will depend on whether your existing tiles have been glued to the floor or slab or fixed via a sand/cement screed. 2) as above it'll depend on as per existing 3) be prepared for mess Do you have skirtings ? The best way is to remove these, re-tile then install new ones. As the tiles flow through the living/dining room/kitchen to end of hallway we are talking 20m+ from front door to end of hallway. In the living living/dining area to the kitchen bench you are talking about a width of close to 10-12m probably, I haven't seen any expansion joints there, however i'm not really sure what i would be looking for either but will take a closer look tonight. There are gaps on the walls but they are quite small, i don't think they would be 10mm, i'll check as thier is skirting so it may be 10mm including under the skirting. If you go down the commercial route you have a 15mm wide metal channel with 8-10mm flexible sealant between. You see it in a lot of shopping mall floors etc but doesn't look that good in a home. http://t1.gstatic.com/images?q=tbn:ANd9 ... 2tOaaftzqw The other way is to use smaller channels or even hard plastic and create the same break between 5m runs of tiles. The other way that we have done a few times is to simply leave a break in the tiles of slightly larger than your average 8mm tile gap and simply fill this with a flexible silicon sealant the same colour as the grout you use everywhere else. I couldn't see any larger gaps that were left in between the tiles, it appears to be the same size gap in grout between all tiles.
