I'm currently in the process of arguing with our local council re: submitting plans to build a garage and carport. After many months and many building permit applications, we are down to only three points we need to address. The major one being providing an Estimation for the costs of building this temple of ours. I've given them a list for each of the contractors, eg carpenter, electrician etc but only included building materials. (Being of Italian background all my mates and relatives will provide labour for free). Not perfect but will be close enough. Even if you vary each trade by between 40% to 60% labour you will be fine.
The joys of owner building! custom probably not. Volume, most defiantly, but spec would vary. If youre doing a knock down, there additional costs associated with that that will eat into your budget… 1 10589 multiple occ properties are always billed by trades at a premium, rarely per sqm for the lot.
