My husband is a carpenter and will be building the house himself so at the moment we're spit-balling architecture ideas and using Pinterest and Houzz A LOT. What's this about Land Tax? Do you mean Stamp Duty, or the annual land tax, or is it something additional? If you're talking about Stamp Duty (around $7k-$8k), it's not standard to be listed as part of the purchase price like GST. Just one of the hidden perks of purchasing a property in Victoria. The tax is lower if you're planning to use the purchase property as your principal place of residence, and cheaper still if you're a first home buyer. Just make sure your solicitor sends in the correct forms to the SRO! I'm wondering if the primary school will be up in running in time for my daughter to start prep in 2016... My land is also from release B. It's great to hear that you are going to build your own house, that would be wonderful! I wish we can do the same but we don't have the experience...Still struggling among home builders. We preliminarily chose Carlisle, Boutique and Long Island but have not confirmed yet... I am talking about the annual land tax. On the contract of sale it says something like before the land will be titled, the vendor will be responsible for the land tax however it will be borne by us depending on the size of the land. They told me it will be couple of hundred dollars but my conveyancer said she has a client who spend over 2k on this... I hope the primary school will be on soon. Indeed, the earliest titles will be this November/December, which is not really appealing compared to Warralily. However, if you compare the price between Armstrong and Warralily coast, you will notice that the price of Armstrong is quite fair, which kind of compensates for the waiting. Anyway, prosperity of the whole community is good to all of us, let's just hope everything will go smoothly. Wife was the wise woman who reminded me not to be in a hurry. She is right. We are still 10 months away from title in the most optimistic scenario, we just need to do this whole thing nice and slow. PS: Boutique Homes seems changed a lot starting this week, plenty of premium inclusions were removed from their list but did not see any price drop... That way you put yourself somewhat in the drivers seat regardign price, you can always see if they will move you to new promotion if one comes up, but you cant deposit later and ask to be put on an old one. Each builder will be different if they let you move to something new or not. Marketing aside, prices always go up. She told me this info is from some upper guy in Villawood. Meanwhile, I received an e-mail from Alan saying that they sold 60 lots in 60 days, which is very impressive. Also please be aware of any penalties to builders for having to extend the site start due to titles not being ready. If we hadnt changed builders we would have been up for nearly $12k in late fees due to title delays. I do know that their estimation is not really reliable but I tended to trust them this time. Now that the rumour has started for at least 3 months' delay, I have to think twice before I put deposit with a builder for price lock-in. I will find a chance to talk to them about this. Alternatively, I will just wait and watch if they are going to start digging the site this March. I had the builder change the clause in my contract to state the late payments would begin from settlement/title of land rather than signing of the contract - therefore avoiding the late payment fees to begin building. Otherwise I would have ended up paying $$$$$$. Schools didnt bother me much as my kids will be going private, but I was just warning that the developer telling you a time frame is usually well blown out. Fingers crossed for anyone who has purchased that I am proven wrong - the waiting is agonising!!! The plan I chose is actually 11.5m wide. On their website they said minimum width is 13m but one senior person from LIH told me they can do it but need to build the garage exactly on one side boundary.
