Buying two lands - first home buyer

Hi guys,

I just need some opinion and advice.

I placed a deposit to the land estate last April for a 350 sqm land. They have delayed the title to late next year just recently.

Now I found a titled 512sqm land and there's no required building start date which is great. It's also the ideal one as I want to build a house where I'll stay forever (ideally).

My plan is to get the 512sqm land, wait for the 350sqm to title, build on the 512sqm land.

I know I've made a big mistake especially as a guest home buyer. I was told I have to pay the stamp duty in full for the land and will be reimbursed when I start building. But since I will have two lands, I don't know what's going to happen with free stamp duty and $10000 grant.

Can anyone give an opinion on the plan and maybe some good advice?
