Did you have problems getting approval from your estate?

Hi All,

For those building in estates, did you have any problems getting approval from your estate to build and if so what sort of problems did you have and how did you resolve them?
We got rejected on a stack of nit-picky things, like more than a dozen, not yet resolved but most can be easily fixed by adding notes to the drawings. Things like the roof pitch must be shown on the front elevation, it’s in the notes right alongside the elevation, but that’s not good enough apparently. A few bigger sticking points might be the front porch size, set back, and roof pitch.

The floor area of our porch is borderline (0.05m2 short), the 'covered area' as it is referred to in the guidelines is more than fine and we clarified this with them early in the design process and they said it was good, so hopefully pointing them to the early email will suffice. If not we will have to move the front door back in to the foyer a smidge to pass.

The setback, again had it clarified early on, and they were happy with it to the front wall.

Roof pitch could be an issue because we have a skillion at the front, hip at the back and hip roof has to be 25 degrees, again we checked this very early on before we even paid a deposit with our builder and they ok'd a lower pitch because of the skillion at the front. Time will tell if they stand by that.
Seems like your biggest issue is getting them to agree on things they previously agreed to. Good luck!

We had the same issue, lots of little things that just seemed so silly, like had to show where the bins would be located on the plans, bike storage.. also had to change the setback by 10cm and extend the porch a little.

It all seems like a lot of fuss to get plans redone every time...
