HELP! Electrical work after handover?

Hi everyone,

We are up to our electrical appointments for our home and have pretty much decided that we will go with the standard inclusions and look to do the things we really want after handover. The main reasons we have decided to go with this approach was the cost factor (builder margin) and having the time to make decisions after we've moved into the house as opposed to making the choices all in one day at the builder's office.

After handover, we would like to install:

- ~30 downlights internally
- 3 up/down outdoor lights for front of house
- 2 x IXL (light, heat, fan) in ensuite and bathroom
- 3 x pendant lights over the kitchen islands
- alarm system
- adding ~10 additional power points backed onto the ones installed by the builder
- security/flood lights
- doorbell
- downlights under the eaves around the house
- 1 ceiling fan in the alfresco
- external powerpoints
- change all the switches to Saturn

What considerations do we need to make before we go ahead with this approach?

What makes sense to get done with the builder prior to handover so as to remove any headaches later on?

How do you know the builders margin if you haven't had the appointment or had a quote for the list from an electrician?

A lot of that stuff you want requires new circuits because of load, drilling either through noggins or brickwork (I'm guessing brick veneer) which will add heaps.
From what I've read here, a powerpoint costs about $140 to install.

We are also going the standard electrical plan with our builder and getting an electrician to do the extras after handover, more or less the same with what you are getting. Our electrician advised to get the builder to do any external work as it would be difficult to get through the brickwork, so our builder is doing all the battons for the outside lights but we are buying the updown lights ourselves for our electrician to install. The under eave downlights are easy for the electrician to do after handover. Another tip, you can get the builders to position the internal lights in the standard plan to align with future downlights.
It's working out way cheaper for us to get the extra electrical done after handover & we get to choose better quality and better looking stuff.
