Extending our home in Sydney (Parramatta council)

Hi all

Earlier this year we bought a 3 bedder single story brick veneer home in Western Sydney (Parramatta council), with the intention to knock down rebuild - however, as the numbers weren't stacking up we would like to instead go down the route of extending our home.

We would like to keep our place single story:
-modify the current plan, and renovate entirely
-add 2 additional bedrooms with ensuites
-add an informal open plan living area and kitchen
- add a deck
- demolish existing garages and put new 2 garages
- update facade

We would like to go for decent quality fittings.

The frontage is 16.1m, with sufficient side access to go to the backyard for the build.

How much $ are we looking at?

Any builder recommendations? Do builders apply to council on their own, or can we do this through an architect or drafts man separately?

You will find that you'll be up for a lot more than you expect. Renovations/extensions aren't cheap. It's also worth considering whether you'll end up overcapitalising. When you start looking at adding multiple rooms, garages, deck etc, you're likely to find it's cheaper to KDR after all.
