I am new here so hope you can help me ! thank you very much!

If you have experiences in building granny flat or know good trade men, please share with me. really appreciate that!

Hi,
I'm sorry I can't be much help on the costing you've got so far, but I did notice you haven't yet budgeted for the insurance that owner-builders require.
I'm happy to say that the insurance is much much cheaper than all of the other expenses for the project though.
@longmaster. I'm building a 24sq grany flat in melbourne, got quoted $120k from a builder, and I have the architect plans and survey report already. $145k for 86sqm doesn't sound too bad compared to my quote

Hey mate.

I have had a quick look at your floor plan. In my opinion it is a bit expensive if I'm brutally honest with initial analysis coming out to just under $1700/m2. However, you have not outlined what standard of finishes the granny flat will be so it could potentially be okay.

In regards to the Project Management fee of $8000 who will be project managing your build?

I have also noted that your FFL for the internal area is only 50mm higher than your garage area and would recommend a minimum of 100mm difference between internal and external FFL.

How much are you allowing for site preliminary expenses which are your fencing, portable toilet, scaffolding which are shared across the entire project?

Feel free to PM if you like.
