Building at Clydesdale Estate Marsden Park

Hi All,

I have bought a lot in Clydesdale Estate. Didn't see any topic/discussion on that estate.

Any one else bought in that estate in this forum?

The builder advised us it was in Feb 2020 but we went to Clydesdale Estate sale office and they said it was expecting in April 2020.

We advised the builder and builder confirmed the new date. We're with Firstyle Home on 1215. What builder did you go with?

I have a lot of Waffle Pod used in Marsden Park. I just want to know if you and other land buyers are aware of the consequence of flood, sever flood and rain in your area and is your foundation covered under the lifetime structural warranty.

Will Council who is asking for H1 Slabs compensate you for damages. Will your insurer after 7, 8 or 10 or 15 years compensate you for foundation failure.

The soil is test by Developer in acreage and not in square meter. So you cannot and Council should not rely on Landcom or other Developer soil testing. If you builder has done one then again it can fail because there may be no house around your Lot. What others do for lawn and gardening that may impact in future as well as what happens to rain water will depend in the future.

I would ask for conventional slab which should be part of base price. I think new Lot owners must hold meeting to discuss the near future danger.

This is our builder's reply to the slabs.

The standard slab for your home right now is an SD4 slab. Its already over engineered for our quality homes.
This is half way between a H1 and H2 slab, should the design engineer specify that we need a different slab, this will be no charge for you as it’s a fixed site cost for your project.
These slabs are already 100mm thick compared to the 86mm thick from most builders M class.
The steel reo is also 82 SL mech compared to 72 standard mesh.

The Builders will try to attract you as much as they can. There is a case of Metricon in 2008 which was resolved in 2011 and Australian Standard reviewed on Waffle Pod in 2011. Since then nothing nothing happens as we are stuck in drought.

You can ask for Conventional Slab if there is no charge. You will live in the house and your grandchild can demolish the building above the slab and they can reuse the Conventional Slab.

there are Private Builders such as AA Rapid Builders etc but I would research about private builder on NSW Fair Trading before I do anything. https://www.onegov.nsw.gov.au/publicregister/#/publicregister/search/Trades

Not only you must check on Builders but also on Directors, Supervisors and Site Managers.

I would only enter a fixed price contract for both Private (small scale builder) as well as bigger builders.

I WOULD NOT ENTER THE CONTRACT AS OWNER BUILDER. DO NOT ENTER AS OWNER BUILDER.
Ronnal : Who are you building with? We're entering the contract on Home & Land package, not owner builder.

As for the slabs, a quick google of SD4 slabs and I couldn't find much information regarding this type of slabs which is concerning.

I have no experience in building so I am quite curious on this. StructuralBIMGuy, do you know anything about SD4 slabs?

Most builders use different names and
I can only guess... its becomes difficult to compare ? I often hear my AB4 is better than their XC3 ?
Unfortunately, SD4 without reference to the Standards means nothing without the details and engineering stamp/certification.
I suggest you get a signed copy before you handover any deposit and have it properly checked out if you are unsure

It's only fixed once the contract is signed and siteworks have commenced
Until they start eg level etc all bets are off

All Class M Slabs are 100mm thick as per the codes AS2870
85mm Slabs are non compliant, but some builders get away with them?
They don't get away with it if the slab pour is inspected by an Engineer

The slab mesh size is a function of the slab size/dimension
There are other factors ie internal Beam, size, position,reinforcement,etc

Of course all Builders will tell you we do it better..that is part of the sales process.

But what is missing is the engineers inspection and certificate
That is required in WA
Also in WA we put down a thick certified sand pad

This is the builder's reply when I asked about SD4, fixed site cost, and using conventional slabs.


We don’t even reverse build our homes like all the other builders so we could get a better quality home as the end result.
Attached is our slab grades from SD1 – SD6, you can send this to your engineer to research on.

Our site cost are fixed for your site, as also explained on your tender.
This is why most of our clients are referred by friends and family who has already built with us.
After your plans are approved by council, your plans will go through final engineering to get your “CC” Construction certificate.
Even if you need any upgraded slab, this will be part of site cost.

Nearly all builders use M class for standard and H1 if its saline soil affected.
M class is 85mm think most times depending on the final engineering specs.

That’s why not many knows about SD4 100mm besides a few high end builders.


And NO, we will not use standard slabs (conventional slabs) for our homes as per your request, we are a high quality builder and will not use anything less than a SD4 system.

The builder just told me that it would be approx in September 2020.. I'm not sure how to contact the developer, I will try this weekend.


I called the 1300 number available on Clydesdale website. The guy just told me that registration has been delayed until Sept 2020. Didn't provide much details.

Let me know if you find out more.
