My husband and I have recently begun the building process with Porter Davis in Queensland.
We are building the Stradbroke 36 from the Lifestyle range with the Dream Life upgrade packages as well as some of our own upgrades. We're hoping to achieve a classic Hamptons look while staying within a reasonable budget.
I'm hoping to use this forum to document the ups and downs (hopefully not too many downs) of building with Porter Davis and help other Queenslanders navigate how the building process works up here.
So far we have had two meetings with our sales consultant and have paid our $2 000 deposit. We have a meeting in mid-August to finalise our structural changes so our plans can be sent to the drafters for World of Style and to move forward with the tender process. We will also need to pay 3% of the construction cost at this time.
At the moment we are most nervous about our site costs. We have had $25 000 quoted to us and we are terrified it will blow out. We know that our soil is an A-class, which is great, but there is also a fall of about 2m over the 940m2 block so we also know that cut and fill/retaining will be needed.
We're also concerned about blowing our budget at World of Style. We've been trying our best to scour the forums and do our own research to best prepare ourselves and we know that it's going to be pricey to get what we want but I will keep you posted...

We have a fall of 600mm over 45m and habw been charged an additional 30k for ground works and retaining walls
stradbroke36 Hi, really interested in your build process. My husband and I also want to build the Stradbroke 36 in QLD. Can I ask what Facade you've chosen to achieve your Classic Hamptons look? We too are going for a Hamptons style home inside and out and can't wait to see what your experience is.
As you are much further down the line than we are, could you tell me what the Dream Life upgrade is and how much extra is it?

How is your progress going? Where are you up to in the process now?

As the builders construction insurance covers the build, the builder will generally take it out just before going to site. The insurance has a time frame attached to it.…
