People building with Eden brae we have our first colour selection this week anyone got any tips for us? What did everyone upgrade and how much? We are building bristol 33 extended

Definitely do! Make sure you do the following prior to your first appointment:

1. Visit PGH Bricks at Schofields and choose a tile and brick that you would like. Remember your package depending on which series you are on i.e Advantage, Prestige may entitle you to Range A or B or both ranges. Decide you whether you want moraka finish or rendered finished. Rendered looks better but cost a bit more.

2. Visit the Home Option Gallery prior to your visit and take a look at the range of colours you have for the kitchen. We spend approximately about $15K on our kitchen upgrades. Decide whether you want to keep the standard laminate or upgrade to Silk or Polytech. Unless you intend on cleaning above the upper cupboards where there is an open access area I would increase the height of the cupboards and seal it off with a bulkhead.

3. Staircase - Whether you will be going for timber or just the standard which you will put carpet over.

4. Air conditioning - How many zones do you want.

5. Shutters and Blinds - from experience Abbey Shutters and Blinds was definitely the cheapest quote we got. I got several quotes from outside and they were $5-6K more. Remember to ask Ashley for a 5% discount and mention my name. She will hate me for telling you.

I agree with what Bruce said. With electrical it is hard to plan. We took paper and pen and went to the display home and worked out exactly where we wanted plugs etc and made sure we had lots of plugs.

We also found Abbey the cheapest and also got the discount. Very friendly and helpful.

Pgh can give you a list of houses built with bricks you like which helps with your choice.


We upgraded to platinum insulation so all rooms and between floors were soundproof.

We also got bulkheads in kitchen and butlers pantry. We got two 17 l bins in kitchen.

Aircon we went for 4 zones

Toilets we upgraded so they were square to the wall with no gap, laundry tub we got dropped in to counter, kitchen tap mixer we got a pull out tap.

We stuck with standard Silica Essastone and polar white cupboards as the budget can blow out easily.

Day 2 Appointments you will need to prepare for your tile and carpet selection, you can head to Di Lorenzo Tile Merchants in Castle Hill for that. The are open Monday to Saturday. You will be able to get a feel for what you might want to use or possible upgrade.

After your tile and carpet appointment, you will go back to the Home Option Gallery to have your appointment with Cooks Plumbing where you will choose your ovens, cooktop and rangehoods. If you wish to upgrade these electrical appliances, you can do it here. In addition, you have the opportunity to look at your tapware and toilets. The most common one which most people do is upgrade the toilet as per the previous post to ensure there is no gap to ensure it's easy to clean.

Next thing you will do is the electrical plan with Michelle. As per the previous advice as above definitely get a plan of your home and start going through the home to see where you want your light points, your power points, outdoor power points were applicable, junction boxes for external lighting, sensors, NBN main point, main phone point, Category 6 points if you are doing security cameras, etc.

I spent an enormous amount of time in the house for the electrical plan. It's one of the biggest costs and you will need to think about future provision for downlights, etc.

Has your plan gone for the council approval. I think once it has been approved, there are less chances to make any changes.

We have signed off all the final selections. Its good as i can focus on my build now.

We got laminate on first floor. Lots of allergies in my house so carpet was out of option.

We are doing Timber Laminate upstairs in the rumpus and the corridor or hallway. Using Kronoswiss Chrome Arosa an AC5 (Commercial Grade) product which is scratch and dent proof with a 30 year guarantee.

Used a hammer and tools to scratch it but it did nothing to it

We had quickstep in our old house.

We has massive leak from roof for over a month and floor was still in top shape.

Di Lorenzo does not deal with quickstep so i have gone for the available option.

They sell Godfrey Hirst and when I enquired about the Kronoswiss product they didn't know they sold it

They charged $71 per metre square for that product which is made in Switzerland rather than Godfrey Hirst which is German technology but made in China.

Was the $71/m2 for your flooring inclusive of a rebate for the standard flooring or was that a further reduction?

How is your laminex cupboards going? Just been to our 1st appointment and I am stuck in whether to go poly or laminate...

The builder we used (which only does house+land packages now) used the Eden Brae Home Options Gallery.

We fell for all sorts of upgrades (like ~$20k's worth … eg. 40mm stone benches in all bathrooms, tall-boys in all 3 bathrooms, extra kitchen cabinets … electric cupboard-door openers which are a hit at any party) and we regret none of it!

One comment - wooden stairs are a lot harder to keep in decent nick than carpet. I don't wish we'd gone carpet (haven't had hayfever since we moved in 3 years ago - free of it for the first time in decades!), but if you're a carpet lover I think it's better wearing … even dropping cutlery on the stairs will put a scratch in the varnish.

We had our appointments yesterday and have received some really high quotes. For wardrobe upgrade from Eden Brae standard its around $10k for 3 rooms. Do you guys think its better to get Kitchen fixtures, wardrobe and blinds through external suppliers?

Every upgrade you do after handover will likely be cheaper as you’re not paying 20% builders markup.

Get quotes now. You have your plans so other suppliers certainly can quote for you. You could be smart and then use those quotes to negotiate. Wish I did that.
