Coral Homes Build SEQ - modified Grange 20

I am building in SEQ with Coral Homes. There's a lot of helpful info out there, so wanted to contribute any additional info I come across during my build.

Hi Klea, what modications are you looking at making? Following as we are wanting to build a modified grange 25
June is likely start on site. Mychoice selection appointment is in 2 weeks.

Cape, will try and upload plans in next few days. Got rid of the separate media/tv room room to give the master a more generous robe and ensuite and shuffled the laundry over that side of the house too, resulting in larger bed 2, pantry and bath.
Some of the more difficult information to find upfront has been what is in Coral's standard ranges. I visited the mychoice showroom at Varsity Lakes pre-emptively and while everything is labelled with what range it belongs to, pricing information isn't generally available (especially when going for a casual browse on a Saturday). The idea seems to be to wait for your selection appointment and you get a rolling total of any upgrade prices on the day. The problem with this is then having to make decisions on the fly if you find the upgrades you want cost too much.

I took lots of photos at the Varsity Lakes showroom (though still not enough it seems). I'll try to post them here. If anybody is going to the Varsity Lakes showroom soon or has a photo of the Caesarstone or laminex walls this year, that would be great!

Garage door finishes. I am planning on picking a Knotwood timber look finished but they are an upgrade.

Some of the PGH brick range. These are listed fairly comprehensively (including what range they belong to) in the guide which you should get from your sales rep. They are also easy to search online (just make sure you're on the qld website), but bricks are definitely a sample to see in person at the suppliers yard. I've got some
good examples of the difference between online image and the product for Austral.

at contract stage we added additional money for colour selections. We went to the Robina showroom several times and grabbed codes for anything we wanted and then got the sales consultant to find out the cost and actually specify it in the contract he so didn't want to do it this way but we said that with the bank it was the only way for us and it was a great idea. We wanted the house to be what we wanted not get down the track and not afford upgrades and then not be what we want

it doesn't take much to add up the $$$$. To be honest some of the upgrades are very overpriced through Coral but some aren't worth getting elsewhere once you weigh it up. Some aren't as expensive as you think too. Ask questions on here as others may have just upgraded the same. We are building a Daydream 30 so some prices will be different due to different sized areas.

Following your build. We are building with Coral too and are awaiting building approval then will get a start date. We put $3000 into our contract for colour appointment upgrades but we were told we couldn't do that and they took it out. On the day of our colour appointment we upgraded a few bits and pieces and it came in double the amount we were expecting. We had to take a lot out again. In saying that most of it was impulsive and not pre planned. We kept the upgrades to the outside and the kitchen. Can't wait to see your selections!

Tamara1975, I can't believe you were told you couldn't have the $3000 in the conteact for colour room upgrades!! I was told and even encouraged by my sales rep to put money in for upgrades. $2000 was what they recommended and I knew I'd need more but then dropped it back to $2k to help keep contract price down. Expecting to pay a bit more on the day of the appointment (next Tuesday!! Woohoo!) I've planned out most of my finishes (I work in the design and construction industry so it was simple enough to get samples and sort finishes beforehand). I just struggle with wanting nicer products than Corals standard range in a few things, so will see what I need to cut back on the day.
Now for the floor plan!
Here's the original Grange 20 plan:


And after my modifications:

- removed separate living room (didn't want a "media" room)
- extended the walk in robe and ensuite with large shower across the back wall of ensuite
- moved laundry to other side of house and added additional linen/storage
- moved bed 2 robe and increased size of pantry and bed 2
- increased main bathroom
- removed corner column between alfresco sliding doors
