Manhattan 23 - Coral Homes (Week 18: Flooring, Carpet....)

I finally have an excuse to start our thread after stalking everyone else's! My partner and put our deposit on our land on the Gold Coast (490m2) in late February this year, it is an awkward shape and tappers at the back but for the price we decided to make it work for us! We have also paid our initial deposit with Coral Homes at this point.

We fell in love with the Manhattan series by Coral Homes last year, here is the original plan:


Our favourite features is the media and master at the back, the open living / dining / kitchen area and the alfresco location - we want to do cornerless stacker doors to open it up.

However, due to the shape of the block we could not get it to fit on the block without making major changes, our Coral homes salesperson advised us not to make major changes as the pricing would be different and it could take months and months to organise.. So after searching through hundreds of floor plans and other builders (we would of loved to have gone with GJ Gardeners Bedarra but the price came back over our budget with the same inclusions as Coral's current promotions) we decided to compromise and make it work. This included losing about a metre of width from our already small media room which devastated me as it will now only be 2.7m wide instead of 3.6m.


We are now waiting to get pricing confirmed by head office so we can pay the rest of our deposit and sign off on everything.. our land is set to settle in early June however I am assuming July/Aug based on everyone else's experiences with delays, just hoping we will definitely still get the FHOG!

Contract Signing: 11 June 2017
Loan Approval: 21 June 2017
Tile Appointment: 23 June 2017
Colour Appointment: 10 July 2017
Electrical Appointment: 10 July 2017
Land Registration: Estimated July 2017... pushed to August... then September.. Registered on 26 September 2017
Settlement: 10 October 2017
Plans sent to Private Certifier: 11 October 2017
Plans sent to Council: Unknown
Building Approval (BA): 1 December 2017
Commencement Letter to Coral: 6 December 2017
Start Date Received: 8 December 2017
Build Start Date: 21 December 2017

When I paid my initial deposit in sep, I got my first tender back in early December.

I have read your build! Loved the Avoca as well! We were told it would be a few weeks as we are doing the 'packaged pricing', it was a major selling point for us so hopefully it doesn't take too long, we need to sort our finance within 2 weeks!

oh mine only took that long because I also put a deposit in my land in september too but it hasn't registered yet. So I had to wait until end of November when it registered to get access for soil and site costs.

My heavily modified Manhattan 21 which is almost the size of a Manhattan 23 took 96 days to build. You'll be in your new home in no time. Go Manhattans !!!

Still waiting for our contract to come back from head office, apparently they are really busy trying to get everyone through before FHOG cut-off in June. We had a few issues on our updated quote however.. apparently they can't do a 90cm induction stove top so we have changed to ceramic instead of gas. Head office is also not allowing us to delete our outdoor slab which would save us almost $2000 and we were always under the impression we could delete it! Waiting to hear back regarding that and the possibility of extending our media any wider than 2.7m as it was cut down to suit our block (if we knew this was going to be an issue we probably would have chosen a different block or builder).

Also our 'packaged pricing' came back about 6k over budget after deleting several upgrades we really wanted (floor to ceiling tiles, carpet upgrades, extra colour appointment allowance etc) and some items we will do after handover (driveway, letterbox, landscaping etc). It was a pain because we got quotes (from Coral) before we signed up which all came back within budget and they won't disclose where the extra 6k has come from. If we didn't take the above out there would of been an extra 25k...

In the mean time I have been playing around with colours for the front of our house
here is what I have so far.. I want it to be really light and hamptons / boho looking without paying much to upgrade the facade.

*Not sure if we can do grey bricks, does anyone know? Otherwise would go with a sandstone colour.

*Does anyone know if cladding can go in these spots and approx. how much it would cost instead of / on top of brick?

Nothing to report yet! Contract is due today but I am not holding my breath
we won't be able to view and sign it until the weekend anyway!

Yes! But the ensuite sink and window are in the wrong place, they missed the extension to the wardrobe and not happy with the comer less stacker door considering we are paying nearly $5,000 for it and it's not even taking up the whole wall!

Oh and the address is incorrect on everything! So that's probably going to delay everything again...

Attached is floor plan we got back and the things that are wrong in master bedroom.

Also I would of thought the front door would be centred?





Sometimes I wonder how they make such obvious mistakes!!

Wonder what's going on with the corner stackers
looks like it should be 2127 not 2121

Hopefully they fix things up asap
