Building the Metricon Glendale 38 - Blackwood park Adelaide

My gorgeous family and I are building with Metricon this year. We have had the land on hold since November 2015. We have had an interesting time to say the least with the sales area with Metricon. From promising the world, then not delivering. However most of the time they have either "thrown" in free items to resolve issues, or have tried their best to communicate and get everything sorted.

We almost pulled the pin due to Metricon changing random plans, however this was one persons error, which in turn almost pushed us away from their company completely. If it wasn't for Josh Clifford with Metricon I can assure you, we would have built with a private builder. If Josh is somehow on this site, thank you again for your dedication to your job, and clients. I can see that you really went out of your way to make things operate as smooth as possible.

Anyway, back to it. Me being a car nut, we chose to remove the ground floor study and turn it into a four car garage. Due to our land being on the high side, we had to split the garage with a 1200mm drop. We also widened the garage by 1200mm and made the rear of the garage a thoroughfare so we don't have to have side gates and to store more vehicles. We also have another split from the entrance hall into the lounge/kitchen area. I'm a huge fan of split levels, so I didn't mind paying extra for it. For our footings, competed cost was $69,000.00 and whilst it is very expensive, we are high up, will have a great view and always wanted to be on a Court. From the neighbours we have met on our Court, looks like its going to be family friendly which is awesome as all kids are around the same age, give or take a year or two.

Our SS seems friendly enough, however we are still waiting to meet him on site to discuss end dates and other little things. He has mentioned that the ground floor frame will be starting on the 17th of February (tomorrow) so fingers crossed.

Some dates to constantly update:
21st November 2016 - Land benched.
10th December 2016 - Land trenched.
16th January 2017 - Slab laid.
26th January 2017 - Water proofing strips.
2nd February 2017 - Electricity run to slab.
4th February 2017 - Fencing on site.
11th February 2017 - Steel support structure beams installed.
16th February 2017 - Starting retaining.
17th February 2017 - Starting ground floor first fix frames.
24th February 2017 - First floor frames and second storey sub floor complete.
2nd March 2017 - Second storey and roof trusses finished.
11th March 2017 - Piping and drainage completed throughout.
17th March 2017 - First floor gutters and roof sheeting completed.
22nd March 2017 - Brickwork begins.
3rd April 2017 - Windows and frames fitted.
19th April 2017 - Ground floor brickwork finished.
1st May 2017 - Brick work finished and electrical installed.
5th May 2017 - Flashing finished.
6th May 2017 - Cladding started.
3rd June 2017 - Cladding finished and eaves finished.
6th June 2017 - Cladding, eaves and piping painted.
18th June 2017 - Garage roof finished.
19th June 2017 - Insulation complete.
24-27th June 2017 - Gyprock installed.
5th July 2017 - Flushing begins.
10th July 2017 - Flushing finished.
13th July 2017 - Garage staircase installed.
14th July 2017 - Main staircase installed and rails installed.
15th July 2017 - Officially at lock-up - Wet areas proofed.
19th July 2017 - Second fix carpentry starts.
21st July 2017 - Vanities, kitchen cupboards installed.
25th July 2017 - Second fix carpentry finished.
26th July 2017 - Tiling begins in wet areas.
4th August 2017 - SMT drainage fitted storm water.
11th August 2017 - Stone benchtops installed.
13th August 2017 - Bermuda tile drains fitted and sinks installed.
18th August 2017 - front window Meranti feature finished.
19th August 2017 - Powder room timber plinth installed.
22nd August 2017 - Tiling finished, grout flushed and timber internal doors stained.
23rd Aug - 20th Sep 2017 - Painting and final paint touches.
25th August 2017 - built in robes installed and sink installed in powder room.
26th August 2017 - Balustrade on balcony fitted.
5th September 2017 - Feature walls painted.
6th September 2017 - Mirrors installed and second fix electrical begins.
8th September 2017 - Shower screens installed.
9th September 2017 - Timber balustrade internal stained.
13th September 2017 - Timber floor planks laid.
14th September 2017 - Rails in bathrooms installed.
15th September 2017 - Skirtings fitted to house throughout and pendant lights fitted.
16th September 2017 - Roller door and timber panel door fitted.
19th September 2017 - Walk through with site manager for flaws.
20th-26th September 2017 - Tradies fixing flaws.
27th September 2017 - Hand over day!

Bpglendale pretty sure i've seen many a tumble-weed over your place. Could be haunted by now it looks so abandoned
More progress! It's not pretty, but at least the first fix frames have started to the ground floor. It's great to see the height of the 3.00m and the 2.7m ceilings throughout. Our 2400 high windows should give us the impact we are after, so fingers crossed it keeps going full steam ahead. We have noticed they haven't accommodated for our two cavity sliders entering into the garage, but its still early, it could be changed this week. Either way, our SS said that the frames would start on the 17th and they did, so far so good.

Things are going up nicely now. Floor trusses are almost complete. Have a meeting with our SS Thursday to go over a few things. If things go to plan, second storey frames and roof trusses should be finished by end of this month

Ground floor frames are finished. We now have the second storey flooring down. Looking forward to seeing what the garage roof height structure looks like. Our SS said the windows, second storey and roof trusses will be complete end of this week. Looking forward to it

We have a second storey with roof trusses! Starting to look like it should. Now waiting for the windows to be installed and also the trusses to be finished on the garage. Our SS has been great so far and has allowed us to build another bulkhead in the home theatre room and also make some modifications to storage nooks. Fingers crossed the build keeps going at this rate.

You are bravee to walk on to the scaffolding. I haven't dared to try it yet. Seeing you, I will give it a go tonight. I want to take pictures of the roof and eaves

So we have had a bit of progress in one week. Our ground floor windows are in, roof sheeting and guttering finished on the top storey, our garage has roof trusses, and we also have our piping and drainage completed throughout. The 2400 high windows look great. Our kitchen glass splash back has had the glazing installed the wrong way around, so they are fixing that issue. Our SS says that they will be starting bricking from Wednesday, so fingers crossed.

Gaslines have been run also. Here's our backyard BBQ/outdoor heater line that will be run underneath the backyard alfresco floor after handover.

Bricking is taking a long time and progress has definately come to halt. Our SS is stating that the hold up is the back doors that need to be installed before the bricking can be finished. They were meant to be installed a month ago, so my aprtenr and I are disapointed in the communication and lack of progress, especially coming up to the wet weather. The front bricking is almost completed and the sides appear to be ready for the cladding.

Bricking is all complete, other than the rear. Been let down a bit lately by Metricon and our SS. Lack of communication and the rear doors still aren't delivered nor installed. They are now 4 weeks late and our move in date is getting further and further set back. Cladding should start early next week. Hopefully have some more progress.
Just stumbled upon your build, love the changes you've made, especially the supersized garage!
Any chance we can have a look at your plans?

Thanks very much. Pity the house seems to be progressing slowly now. We are around 2 months behind

Our eaves and cladding frame work are now completed. Our cladding should be finished on Tuesday. The main productivity has been my father and myself doing the rear retaining.
