Granvue Emerald 29 Build

G,day all. Thought I would start a thread with the build of our Emerald 29 by Granvue Homes. To say we did a lot of looking and researching before we decided on Granvue is an understatment.

As a bit of background we started the process of getting a new house about 3.5 years ago when we decided to Sub Divide our block we currently live on to raise a bit more capital. This came about with plenty of assurances from council etc that the process would be quick and easy and not cost that much. Well how wrong they were. 18 months total to do the subdivision at a cost of just under $30,000 then another 14 months to sell it and we were finally ready to give a builder money for a house.

Within that 3 years we looked at about every display house/builder there was including displays as far away as Wodonga but in the end we could just not go past Granvue. Sure there were other houses that had what we wanted but Value for money the Granvue came out quite a bit in front so come February 10 we paid our first deposit.


We decided on the Emerald 29 but what I didnt like was the Alfresco was on the garage side which would mean we would be staring out at a fence. Our block is 18m wide so I wanted to utilize the side area as much as possible so we had the guys at Granvue flip just the front of the house, swapping the garage and master leaving the Alfresco on the wide side of the block. We also got them to add an extra 2m width to the alfresco so we can now also have a semi open air area. Effectively making our Alfresco 6m x 4.5m

So far having dealt with Riz (our salesman), Sash, Jackie, Kim and Lisa I can honestly say I could not be happier. They have all been extremely helpful and professional in making this a very smooth easy process. I usually don't like recommending companies to friends etc but have certainly had the confident to send people their way.

Timeline:

First Deposit: February 10
Tender Appointment: March 6
Colour Appointment: March 27
Variations Signed: April 1
Conditional Approval of Finance: April 14
Contracts Signed: April 24
Unconditional Finance Approval: May 5
Building Permits Lodge: May 22
Building Permits Approved: June 17
Site Start: July 3

Slab Finished: July 16
Frame: July 20

Roof Trusses and Windows: July 23
Roof Tiles delivered: July 30
Roof Tiles finished and bricks started August 21
Brickwork Finished September 7
Lockup, Insulation and Electrical rough in complete September 14
Plaster complete and kitchen started along with doors hung etc September 25
Kitchen and all Cabinetry in, internal tiling started October 10
All Floor and wall Tiles complete. Central Heating in and Garage door installed etc October 20
All timber floors, carpet, driveway and render colour is complete November 14
PCI date set
for 27th November

Front landscaping complete as well as gas metre installed and clothesline 21 November
PCI Scheduled for November 27
Handover Scheduled for December 9
Handover complete December 9
3rd of July came around and a visit to our block saw this

According to the Construction update email, frame, gutters and fascias will be completed next week

Ours is a P Class
any peering?
Not sure. I haven't looked at the engineering. A lot more steel then usual went in.
which area are you building in matt?
We are building in Melton.

Roof tiles were delivered yesterday. Looks like they started today before the wind got up.
Been very busy here with the sale of our house, moving into a rental etc etc so havent updated for a while.

Things are looking good. Brickwork and all render is done, plaster is all complete along with the internal doors all hung. Kitchen has been started and due to finish in the next day or so then they start painting. Getting closer now
I just stumbled on your build thread. your slab looks awesome. Your house is moving along quite fast.
