Edmondson Park

Hi Guys,
My wife and I are waiting for the Landcom release in Edmondson park. We've been told its due sometime in February.
I have a few questions which Im hoping people who have already bought into the area can answer:
1. There are a number of developers in the area, there is the village square, talana rise, edmondson rise and so on. How does the Landcom estate(Bardia) stack up against all the other areas in terms of proximity to the future town centre, particularly the train station?
2. In terms of building a house, we are after a basic single story 4 bedroom, 2 bathroom house, with standard inclusions. How much does it cost to build on an average there?
3. Is the area generally safe ?
4. Any other suggestion/advice for someone who is building their first home, no prior experience.
Any information/advise will be greatly appreciated.

Hopefully I can help you as I have lived in the area ALL my life - IN fact my Grandfathers farm is now part of Talana Estate and developed by Landcom 3 - 4 years ago - I wish he hadn't sold it over 30 years ago but anyway - and I still live in the area.

Edmondson Park is split into 2 parts 1) North of the Railway in Liverpool Council with entry off Camden Valley Way which is being developed by Private Companies and 2) South of the Railway in Campbelltown Council (the old Ingleburn Army Camp off Campbelltown and McDonald Roads which is being developed by Landcom.

Both areas have their merits.

The train station will be quite accessible from both sides and work on the railway is around 12 months ahead of schedule.

Both parts of Edmondson Park will have their own Retail centre - around the Train Station so it will be divided by the railway line.

I personally prefer the North as Camden Valley way has already been upgraded to 2 lanes in each direction rather than Campbelltown Road with only one lane each way - access is easier in my opinion. But at present you are limited to House and Land packages as there is no land only available for sale that I'm aware of and to date Landcom land prices have been much more competitive that the private companies, but that's to be expected.

2) The Price to build a House depends on the Builder, the design and the inclusions, I would allow between $210,000 to $250,000 as a guide.

3) After living out here for over 50 years - My Family , My Friends and I feel that the area is generally safe - how you will feel I'm not sure.

4) Do your Homework - Don't rush, ask lots of questions, visit the display villages and display homes.

In the last 10 years I have had over 20 homes and 5 Duplexes built for myself and during the 1990's I was involved in helping over 500 families acquire Land, Home and Land Packages or organised contract homes - My Experience is that something will always go wrong and that it's always able to be fixed.

Thanks for the elaborate response. Appreciate it, Its definitely reassuring given that we managed to secure a block of land in the last landcom release!!! Agree with your point about camden valley way being better in terms of accessibility but for some reason the Bardia estate (south side) felt a bit more cosier, so we have gone ahead with our purchase and cant wait to start building. I'm given to understand the estate in Bardia will be a bit closer to the new station so thats a big plus for us given that we commute to the city for work. CHeers
