Hey everyone
I am looking to build a duplex but cannot find the right up to date answers anywhere so hopefully ill find help on here.
I am currently in the position to start to look for a block of dirt, chosen my area and researched council regs etc. I am after the ballpark figure of building costs total and what the ideal size is, im under the impression of around the 700m2 minimum.
Any information is appreciated.

Plenty of duplex's around so you'll be able to get a quote no worries.
Looking at the numbers though. You have 2 of every one of the big ticket items in terms of costs. 2 Kitchens, 2 bathrooms etc....
You do save on some site costs.

OK , so based on what we have got going here, a location but no land, a budget of half a million clams , a duplex and no demo, an investment and a primary residence, no council / legal / financial / surveyor advice , and no strata of any kind in the future. May I ask just one more question, in which hemisphere are we looking at building here?
I have an eye on three different blocks in this area, clear blocks, one residence, other tenancy when built, will not be strata titled at all, council DA approved for duel occupancy already. In NSW 2319. All I am after as stated is a "ballpark" figure, so for anyone who has any knowledge of current costs for building a single storey duplex can it be built for around the 300k-330k mark?
Information is the single most powerful commodity on the face of this planet. And that post gave me heaps.
Not my area to advise , just as well as I would have said 350-400K to build ( not including finishing ) obviously not including land , fees , holding costs , MI etc. but im in WA and Perth pricing on everything is nuts.
Perhaps someone more local to you can be of assistance

As you are in the next postcode to me and I work in that postcode and work for a builder.
PS council will charge you about $13,000 for dual occupancy fees on top of your normal DA fees
If you go project home - there are a couple who will do dual occupancy (integrity new homes comes to mind) you are probably looking around $1,000m2 for the house. If you go a custom build you will a smaller builder you are looking at $1100- $1200 plus design fees.

No, estimators "estimate" the build cost. This is similar to doing a feaseability study. A scheduler will "schedule" the build cost, this is where your material lists…
