The Ponds - Ridgeline

Priority numbers were given out today for Ridgeline 2 lots in The Ponds.
There was a big turnout with people queueing from yesterday staying overnight.

We got there today and were lucky enough to get one of the remaining lots.
Anyone else building here?

Congratulations!!!! I can't believe people are camping out overnight, that's crazy!

I am building at the Ponds but on Greenview Pde at the other end of the street near the lake. My home should be finished in about 8 weeks.
8 weeks away, that's pretty exciting!!!
yeah its pretty high demand,

put down or $300 today to lock in our lot on fairfax street.
We were number 52 on the priority list and only got in about 1:30, they started at 10.

Registration is in August which gives us time to pick a builder

I locked in my lot on Berambing st.. Phew now planning on double storey as most of them i talked are making double storey. I prefer single storey but seems no choice now .i have to push my limits. Hello BANK!!

we originally had a priority number for one of the lots on Berambing but changed to a fairfax one.

have you finalised your contract yet? i'm meeting with our solicitor tomorrow.

I am researching on builders mostly private ones i don't see value for money major project builder (YET!)..
Impoze are u going for double storey?

My fear is if both of my neighbors build double my house value will go down obviously...

Hi zeedi, I received some advice from a real estate agent saying that a single storey may appeal more to some people like those with young children or elderly, so if single storey homes are rare in your area that may be a good thing!

Also remember that single storey = less yard = less maintenance but a bigger yard might be what you want if you have kids.
yeah, i've heard about the whole double storey = more value thing but i've met so many people who don't like double storey so i'm sure theres a different market for single storey houses too.

yeah, i've heard about the whole double storey = more value thing but i've met so many people who don't like double storey so i'm sure theres a different market for single storey houses too.



All things being equal qualitywise. For the same space, double storey home costs more to build.
As the Lot size is shrinking the standard size is now at 350-400Sqmrts With the guidelines you can make a single storey from (22.6 Squares -26 Squares ) and a double (30 Squares -35 Squares )+ Nice backyard.
People generally going for double. My fearis getting sandwiched by double storey.

Did you find any builders? there are quite a lot of options out there Even found a builder who can give me a tender for no cost...The big ones asking 1000-1500 $
i'm waiting to get my linen plan for the rise/fall etc before going to builders so I can get a closer finishing price.

Beechwood homes are doing free tenders... check them out at Kellyville Homeworld
went out to get a better idea of pricing for some homes today,
Beechwood has free tenders so I applied for that, the others are asking for $900-$1100.

Apparently the ponds guidelines don't apply anymore? I was told this by rawson and clarendon. Has anyone else been told this? because one builder started telling me that I had to have 100m POS and then articulation (600mm x 2000mm) but the others said I don't need this anymore.
@impoze - appears POS is not applicable for Ridgeline 2, though articulation is applicable and moreso for a corner lot. check out the Ridgeline 2 design guidelines at http://www.landcom.com.au/downloads/file/ProjectBrochures/ThePondsRidgeline2DesignGuidelinesUpdate_ARTLR.pdf
