Building with New Generation @ Harrington Waters Waikiki, WA

Oh well, decision is made going to be building a new 4 x 2 with New Generation @ Harrington Waters, after weeks of two ing and throwing between New Gen and another builder we finially have a house design we wanted for what we feel is a very good specification and price. So now the fun has begun a 6-8 week wait for the plans!

Will try to update as and when, any info advice any one wants to offer please do so all feedback appreciated.

Thought I'd post a copy of our PPA plans, any comments appreciated.

Must admit we were also looking at another builder and when the Rep said to us, he wasn't going to redo our plans as he was only getting 4%, I went elsewhere.

Plot is 640 sq m, so we have 13m from the back of the house to the boundary for the garden, I've asked for the house to be as close to the front as possible they have advised it will be approx 4.5m from the boundary.

Are you having render?
Red is where I made additional changes. Extended work top into pantry area, reducing pantry to single. Extending island and centralising it. Walk in robes to bed 4 instead of slider. Narrow window on en suite.

Yes having render all the way round with contrasting front panel in between windows.
I don't think I've ever heard of anyone reducing their pantry size. My 600 wide pantry is driving me insane!
We just didn't like the look of the double cupboards tbh. Also wanted a longer bench top as well.

Oh well just found out our initial survey has been ordered and the estimator is firming up the prices so hopefully have proper plans and contract soon!

Too rushed in hindsight
I spent many hours getting our spec to a position where I was happy. We have already added circa 39,000 to the base price and there's still Prestart yet. However made sure enough was in for siteworks as well so hopefully we are not that far away from knowing the full cost.
We added $30k to the base price but feel we got a lot of variations for that, plus we added $10k pre-start allowance. We are going to try to stay within that budget
Listed below are our changes to the base price , all of these add up to $29,000 over then we have added $9,500 for Siteworks and an extra $12,000 for pre start allowance.

Remove Study
Extend Master Suite
Move Entrance over to Left & Make it double entry
Add 2nd basin , vanities etc to ensuite
double shower to ensuite
reconfigure WC and WIR to ensuite
Add recess ceiling to Hallway
Add Recess Ceiling to Theatre
Raise Garage to 28C
Raise All Living Areas to 31C
Alfresco Raised to 28C
Render All Way Round
Roof Tiles In lieu of Colourbond
Floor Tiling to Entrance, Halls & Living areas
Carpets Elsewhere
Stone Benches To Kitchen
Double 600mm Ovens to Kitchen
Reconfigure Pantry
Additional Bench top
Smart Wiring Points to all habitable rooms
Reverse Cycle Air Conditioning (10 outlets, 4 Zones)
Sliding door to bed 4
Undermount sink to Stone Bench
Triple sliding door to Living area
Painting to walls
Windows blinds
Extend Wall & Add Walk In Robe to bed 4, where Activity was.

Hopefully stay as near to prestart budget as possbile but i know already the wife wants the following at prestart.
All sanitary fittings upgraded to show house spec
Upgraded internal doors & Furniture
living area floor tiles upgraded from 300 x 300 to 450 x 450mm
Dark colour kitchen cabinets
Electrical spec (god knows how much but will be expensive, my choices)
Multi Room audio
lots of conduit
loads of spots
external lighting front & rear
Power supply for pool
power supply for spa
power supply for additional gazebo type hut

So saving like mad already for the wonders of pre start, with plans and contract due 24th August, be interesting to see when our prestart is.
so... can I ask what the base price was? you got a hell of a lot for $29k
179,950 base price incl the elevation.

I spoke to my rep, Cabinetry has been a big factor in mine and the spa
Oh well time for an update, formal mortgage approval was given, settlements agent has now been appointed and our broker came round yesterday to sign all the docs etc and we are hoping to settle on the land on 18th October!

Final house design from result of wife's expenditure lol at prestart has now been drawn up, signed and returned and apparantly we are in scheduling.

So far other than a few minor niggles cannot fault New Gen at all, really pleased we went with them now.

Final house price was a little more than expected, however we have took the easy route and are getting them to install soakwells etc, only thing we will have left to do is the rear garden once pool is in.

Now the long wait for site start , hopefully be before christmas.

We didn't even get a call from Management to find out why we left them. Should have our new plans by end of this month.
That's not good, new plans already that's great news seems like Ventura are moving along quite nicely for you.

Oh we'll file went to construction on Tuesday and today we got a sand pad down! Pleased with that that's for sure!
