Second soil test after demolition

Has anyone had any issues or post contract variation raised after demolition and second soil test?
If so, how much was the variation.

We had several engineering changes after our second soil test (in our favour), but they also added in root barrier across the whole front of our slab which cost around $2K. In the end it balanced out that we only paid an extra $100 for site costs in the PCV. We didn't have to pay for this PCV as Henley had to include it to re-engineer the slab, so we took advantage of it and added in several other things including extra powerpoints and evap cooling. So in the end, the PCV cost us about $6K.
Hmmm ... are you saying that a second soil test should be done after demolition??
We had no variations following the second soil test. Our original contract included a slab redesign following the 2nd test but I'm not sure if they even needed to do that!!

It was done after our demo with Henley. The soil is disturbed and there was a house in the way, so to get an idea of what was 'under' the old house and where the new slab was going they did another. There may have been rock etc that they could not possibly know about with the other house in the way. Our soil was quite sandy but with deposits of clay in some sections, and we also had 6 mature trees taken out, so the soil was stirred up a lot!
If you got a demolition site then a second soil test is done by the builder and raise a post contract variation.

Our is a demo site and will require a second soil test soon.
We only had one soil test but the block was resurveyed to check the original bench and FFL was still OK.
Yeah, I think that's about all we had too - as above. Never heard that they also do a real second soil test, but I can definitely see that it's a good idea.
Hi Yellow, we are hanging out for the completion of the demo ~ they have started taking our old house down last week ~ as then we will have a second soil test completed. Site costs can then be finalised.

Currently have allowance for a P class slab, so we will see what happens after the second soil test. We are taking down 9 big mature trees, so there will be a fair amount of movement in the soil. We are hoping the site can't get much worse than P class!! It's all about the trees for us... hoping they won't find a septic tank buried under there anywhere!


Instead of a post-contract variation, we are waiting on the information prior to finalising the contract ~ everything else is pretty much done + waiting on this. Our builder prefers for the second soil test to be done *prior* to the contract being finalised, so that the contract reflects to the fullest extent the expectation of what site costs are required for the block.

Don't know if that helps ~ good luck + keep us posted.

A cautious builder, it seems, vt. How far are your 9 trees from the new house ? Which species they are (long roots?)?
We demolished and had our soil test done before the demolition. I don't think that they did a second soil test, however we are on stumps. They have done the strip footings however we are still waiting for the stumps to go in. As far as I am aware they may only need to adjust the stump footing size slightly based on what they encounter as they excavate for the individual footings.

We had singed the contract after the first soil test. We are also in the middle of demolition. We have two trees and our soild was rated P. Will see what happens on the second soil test. We are not using stumps. We do have a fall from front to back. First site Cost $16k
