We didn't give her sizes of what we want the rooms so she just based them off the 'average' but most of them are too small. We aren't too keen on the idea of seeing straight through the house from the front door so somehow need to put a wall where the opening is. Also garage needs direct access into the house.
If anyone has some input please fire away. There are lots of things I can pick at but they are things like wir's in beds 2-4, robe for the office, bigger wir in master & ensuite, bigger laundry. This plan is stuck in my mind I am struggling to change it around. Anyhoo please tell me what you think.

I think it's a great plan and despite your concerns, most of the rooms seem really roomy. As far as the front door view you could put the openning further along the hall (across from the study) and put some ligthed display niches across from the front door. I had some friends who did this and it looked great.
Direct access from the garage could be a problem unless you move the garage back and have access through the laundry but that's not ideal I guess. Maybe others have a better idea.
I love the alfresco area. We're having one in our new home.

3 Bathrooms!!! WOW
Only thing i want to say is that my personal taste for the bathroom for the 2nd,3rd & 4th bedrooms. .... I personally prefer the sink outside the actual bathroom. Its just nicer than people seeing your shower etc while they wash hands .... but mainly because then the people in those rooms can either be in the bathroom, at the sink or in the toilet.... one person in each without harrassing another. Does that make sense?
However you do have 3 bathrooms!!! so I'm sure between those there would be enough for someone to be in any of them and not hassell another. lol

Do you need WIR's in the minor bedrooms, or is it something you really want ? It will be hard to fit them in when you have 3 bedrooms in a row.
I like the plan. I know everybody isn't one, but I'm a fan of opening the front door and looking into a big beautiful home. When you open your door, you'll see the family, dining and alfresco areas, with a bit of backyard. Nothing wrong with that.
The plan is zoned off nicely. Kids, you and the entertaining areas are seperate, which allows a lot of flexibility. The guest bathroom is in a good spot away from the kids areas where you often see them. The games room and family leading onto the alfresco is great.
A robe for the office may be tough as you have double doors leading into the room. The robe could only be on one side of the room, and I would think it would make the room look off balanced if you did that. Do you need one in there ?
The negatives:
- WIR in bedroom may be too small (how big is it ?).
- The laundry needs looking at. I would extend the laundry wall through to the back of the kitchen, so the door will be at right angles to the bathroom door. You could then fit a nice sized linen inside the laundry.
- The kithen looks a little small as compared to the pantry that services it.
- The store opposite bedroom 3 could be brought out to almost the bathroom/wc wall. Have a 1 metre wide corridor and create a walk in storage area. This may then alleviate the need for WIR's in the minor bedrooms.
- Is there any reason why the study and media room walls don't line up? It leaves a big area in front of the study.
- The garage has to have internal access. Not sure how, but the garagemay have to be pulled back to the laundry, or pulled back some and extended a bit deeper to meet the laundry. Worse case scenarion would be to extend the roof line of the house 900mm or so past the side wall so at least you have cover walking from the garage into the house.
Overall though, great start!

Agreed. One of my pet hates is a toilet without a basin. In this case it isn't too bad as it's in the kid's area, but I do prefer for people to wash their hands before touching door handles, etc
The corridors seem excessively large outside the study, bathroom and laundry so you could enlarge something adjoining them, eg as suggested make that storage cupboard into a walk in cupboard.
secondhomebuilder we could put a sink in the toilet next to the kids rooms to avoid someone waiting for the bathroom to wash hands while someone is in there. I am not too concerned about people seeing the shower etc because the bathroom is just for kids thats why we put a third bathroom. We also were thinking of adding a 2 way bathroom between two of the rooms, I would love each to have their own bathroom but my god that would be far too many toilets to scrub!!!
robinred55 thats a good idea with the front wall. Direct garage access is a bit of a pain, well its easy but ensuite needs a window so the only way of working it I think is if the ensuite window is on the front wall which I don't think I am too keen on.
jbdave my room growing up was 5 x 4.5 so I think I am just used to being able to fit bed, bedsides, dresser, desk etc in with comfortable walking space left in the room. I think the media needs to be bigger, longer. I am not sure why the study and media don't line up but I agree they should. I think we could put wir's in two of the rooms if they sit side by side in the wall if that makes sense. We have A LOT of cr@p in our study and really need somewhere to put it, although we could get a nice cabinet to put in the office to put it all in, I am also thinking of making the study door to the side of the entry so a. door open less noise to childrens area & if we have business people coming they can walk straight into the office without seeing too much of the house. I am not all against seeing right through the house, we saw a display that was gooorgeous that had it but front front door to back door there were no rooms in between it was all walk space so from the front door you can't see the dining table or family room.
Not sure on the size of the WIR but definitely too small, maybe one that size each!
I definitely agree on the laundry extending it to the end of the back of the kitchen is a great idea
Judging by the measurements of the kitchen/dining the kitchen is small. One we saw and really liked the size of the kitchen in the plan taking up the cupboard space.
Thanks for the comments. Hopefully by widening media and bedroom making room for bigger closet etc it will take the house out wider and make room for a bigger kitchen etc.
Aaron & Erin I've seen that design before, too wide for our block and a verrrry long hallway down the middle of the house. There is someone near us who built it it looks very nice!
Macy the corridor along the study is quite big, I like the idea of the walk in storage cupboard

Oh I agreee.......waaaaay too many toilets to scrub... lol

would probably switch study and media rooms, kids wiil use more in later years and currently next to main bed (noise) If the study is for bussiness use maybe pull back the main entry deeper into the house and have a second enrty straight to study, and small nib wall on the outside to hide from street view. Would also take laundry right upto kitchen wall
Can you take that section of the house and flip it? Games room at front, bed 1 at back, leave the garage where it is. It means that access to games and laundry would be near the front of the house, and access to bed 1 near the kitchen, but garage can have direct entry to the games room...

Somewoman It is a good idea but we want the games room right off the alfresco for entertaining. Buying a house is so much easier than building
yeah, i figured that you would (but then on the same account, it would be lovely to have direct access from your bedroom for those lovely, lazy sundays
Take a look at the plan on the link to my build thread - we've done the same. long bench on one wall, linen/broom cupboard opposite. It gives me 3m of linen and 0.8m of broom cupboard that way!
The only problem I can foresee with some people having a linen cupboard inside the laundry is moisture from a dryer - but if you have the dryer vented to outside or ceiling (IF you have a dryer) then you shouldn't have any problems.
somewoman I looked at your plans its a great idea. The laundry can be soooo much bigger!
you could also move the door to the WIR in bed1 over to the middle of the robe, that way you should be able to fit more shelving/hanging/drawer space without needing to resize the room. You could then utilise the three surrounding walls for hanging space. More roomy again by using a cavity sliding door (doesn't have to be cavity, but non-cavity takes up otherwise usable wallspace in the room where it resides).

My husband bought a house with NO storage space, and now I'm getting really good at finding where else I can locate more storage space in a plan!! Our plan doesn't display most of what I have in store for it in terms of cabinetry and bookshelves!! I'm over living in houses where I don't have room to fit all of our stuff (we currently have half of our tool shed residing on our dining table - bring on the new house!!)

And I thought we have storage issues!
How about swapping the entry and media room, that way you wouldn't be seeing straight through the house from the front door and you could extend the verandah in front of the master bedroom to provide under cover access from the garage to the front door? Probably need some good noise insulation in the wall between the media room and study.
I would suggest that you don't need a study that is 4 x 4 that is huge, I would drag the wall across making the rumpus bigger, in turn you could add that extra size onto your bedrooms on that side of the house.
Also bed 4, walking straight into the robe when you open the door (although i see the window walls are non negotiable which probably doesn't leave you with much option!!
The whole house will be stretched I think, the media needs to be bigger bedroom games room and kitchen so that side of the house will just become wider and longer for the games room and same with the other end. The bathroom for the kids is too small I want a nice long bench
