Granny Flat + Studio

Hi all,

I have a 630 sqm block in Liverpool NSW which I want to place a Granny Flat (2 bedroom, 2 bathroom) + Studio (1 bedroom + 1 bathroom) which will be detached and through CDC. I meet all requirements through CDC.

I am getting conflicting information about renting out a studio. Some people say you cant get bins from council which I confirmed you can if you pay for additional bins. Also in the area, there are many of these Granny Flat + Studio combos which are rented separately i.e. 3 different tenants.

I know that I might not be able to put NBN in the studio and might have troubles with electricity meter etc. Note, I know that the studio can't have a stove.

Here are my questions:

1. Can I have 3 different tenants on the land assuming all is CDC approved?

2. What happens if the council sees that I am renting all three? Can it force me to evict studio tenant?

3. Can I get insurance for all 3 assuming all is CDC approved?

I would suggest you simply go and talk to council about your proposal, most councils are getting onboard with ancillary dwellings. There is no benefit in keeping it secrete from council because the likelyhood is one of your neighbours will at some point dob you in. At that point if you weren't allowed to build you're flat you're in a pretty crappy position at any rate.
