Bushfire Attack Level Compliance
A fair number of posts make comment on getting a building inspection at various stages of construction (GOOD IDEA) or only at completion of the build (NOT SMART the damage is done! sorry I digress).
A large number of builds are impacted by Bushfire Prone Areas and at the start of the project get a Bushfire report to provide a BAL Rating of the risk. The builder raises a variation to address the requirements to comply with AS3959 or NSW's PBP and Builds the dwelling/structure. They then simply issue a Form to the Building Surveyor/Certifier that they built compliantly for Bushfire.
But.......DID THEY???
Have you thought of engaging a consultant to confirm the builder has actually built to the standards??
We see this issue a lot with Home Energy Efficiency Assessments (NatHERS), specific insulation will be required and it's often either not installed or to the correct R value.
With Bushfire Attack Level (BAL) we show how the entire standard applies to the design to minimise discrepancies and form a contractual obligation for the builder.
