Tips for new home inspection

hello friends

We are expecting final inspection and walk through ( before handover). Can you guys please give us some tips what to look at and most common defect to look for?

Marks on walls, missing silicone in places and behind sinks, underneath cabinetry walls not painted, missing grout (if you have tile), unpainted shelves (mostly the bottoms), check all taps and fixtures work correctly, all power points and fixtures are straight, check ceiling insulation, etc.

Basically make sure you check anywhere that things can be hidden because 95% of the time if you can’t see it without a bit of effort they probably haven’t done it, we found this on our home and still find it to this day, two months later.. lol!

Exhaust fans all plumbed up and exhausted to outside.
Check that doors close properly and actually lock.
Definitely don't miss checking the bath. It would have been used to dump tile offcuts in and then one of the "professionals" building your house would have stood on the offcuts whilst fixing tiles, grouting, painting, fitting taps.

When do you think is the right time to do final inspection before walk through or before hand over. Houspect recommend us to do 3 to 5 days before handover. What do you suggest?

PCI should be2 weeks before handover with a final inspection when issues identified atPCI resolved
This one for doublestory bath tub which a mate suggested was to fill it up and leave it for sometime and see if any seepages appear downstairs.
PCI is mainly for cosmetics. One of the most important final inspections that is rarely done is a CCTV forensic inspection of the stormwater and drains. This forum is littered with serious post handover issues caused by bad plumbing which would have been discovered had a forensic plumbing inspection been done pre handover.
