Could someone confirm if my understanding below is correct:-

1. Choose land, pay $1000
2. 14 days later pay 10% of purchase price;
3. 3 months later pay stamp duty;
4. Upon land registration, we pay 90%???

But the bank will only approve the loan after land registration, so how do we pay 90% if the land is not registered yet???

Correct.. check your point no. 4 and check your question.

Hi, you pay the other 90% on settlement, not registration.

Settlement usually follows 4 weeks after registration. Don’t stress lol

As the land is close to registration, Dahua Group will advise you to prepare your loan documents and finance etc in order to be fully financed by settlement date, which is normally 14 days after land is registered.

Not as far as I've been advised. I am on a corner lot though so its encouraged to have balconies. Not sure what the deal is with standard lots.


My lot is a corner lot. I have a front balcony which is 8.5m and my side balcony is 12sqm. I wanted it to be 20m but my architect told me the max is 12. Are you sure you can do more than that?


My architect didn't speak of any such restriction. Im not having a balcony on the side, just a long one on the front which stretches 10m along the front of the house.

I speak to him next week to review our designs so will ask.

I’m at drafting stage and really keen to find a way to get the full (larger than 12m2) balcony.

No, not as yet. I'll let you know when I find out.

If you did a 1.5m x 8m balcony, that's still 12sqm but would be for a fair chunk of the front of your home. I think a depth of 1.5m is sufficient.

If you did a 1.5m x 8m balcony, that's still 12sqm but would be for a fair chunk of the front of your home. I think a depth of 1.5m is sufficient.

My balcony is off the Master at the rear directly above the alfresco. which is centre of the entire block.

Im calculating the height now, as I may be below the 3000mm height level, where the 12m2 limit is imposed.

There is nothing like checking online. It only tells to mail or call or meet them at council. But am surprised, over 3 months and no info from council. this snail council scares me..don't they have programs where they learn from other councils. Blacktown should be their example, they do in 2 weeks even after loads of development in riverstone, schofields, marsden etc. what excuse these guys have. looks like they have mastered the art of living on tax payers money for months without doing much.

The council website does provide online search. mataba, what is your property address? I will check online for you..
