KDRB Metricon Glendale 38 (Sydney) - We are in!

Same Shambini, we thought we had a pretty generous provision but still managed to go over!




We also have had some other variations which we didn't allow for - sarking , fly screens, we also upgraded the insulation to match one of designer homes. I understand from one of the other homeone members that where we get sarking, we need whirlybirds. All of this has added up.

May be that is why Metricon ask you to do the finances after colours etc. Which we didn't want, as we knew we will have to argue with the valuer - it took around 3 weeks of back and forth to get them to up the val - which we still think is incorrect, but we can live with it.
We were told by sales to put $5k for electricals - no wonder why the sales 'assistant' was giggling about it.... makes all sense now! It has gone up to $10k just for spend at Studio M. On top of this, we have to buy the electrical fittings, and pay our electrician.

This doesn't include sound proofing
Hoping this is not an arm and a leg.
I put 5k aside for electrical selections and went over that. We already had quite a few electrical items already added to the contract on top of that (about another 6k) so probably 12k in additional electrical all up.
$5k on electricals is a total joke! I had mentally budgeted $10k but really had to cut down to get it close to that mark. We still need to fork out to replace all the battens and add more light and power points upstairs after handover.

I agree, we still have to buy pendant lights. The bedrooms upstairs only have one powerpoint in each room and batten lights, apart from the master. To do the electrical to the same level as a display home would have to be at least a 20k upgrade.
The current Metricon promotion includes really good electrical upgrades eg alarm, ducted vacuum, underfloor heating to Ensuite, LED lighting package etc. So annoyed at missing out!

Back from the appointment - so exhausted - but relieved that it is over.

I will post the selections up soon
Nothing out of the ordinary (the quote should be back over the next week) - I think overall we will get a nice comfy home.

Electricals

For Electricals - I had accounted for c. 10k spend at Studio M, and we spent $10k. Would have been c$8.5k if it wasn't for a few things..... We had to pay for additional 'circuits' (which are needed where you exceed certain number of lights and power points) 3 at $240 each = $720; we got a few more battens (for downlights) downstairs than we had originally allowed for - as per advice from the electricals consultant. Also got intercom wiring @ $330 from memory.

We also added two additional air con zones at $365 each.

Luckily we only paid $85 each for the external front light points, and not $250, as you have to pay $250 where you have a balcony.

We are getting all our power points through M, as our electrician had told us it will be more expensive after - he was going to charge $70 per double ppt, where as M charged $55.

We will be installing downlights upstairs as well - with M providing batten for the standard, with our electrician putting in the remaining. I hope we don't get sick of looking at downlights - though we are getting these as we are getting fans upstairs.

Master suite, Bed 2, 3 will get the promo fans in white. We are getting fan points in the family, leisure and outdoor rooms.

Have put down $5.5k for fittings - hopefully we save some on the downlights as our electrician is arranging a quote from J0hn R Tur.k. On top of this, we will have our electrician's bill.

a few goodies in there. With the vaccum, they offered us to get the 'hose sock' for $130 from memory, and to upgrade he pipe from 9m to 12m (for $160 from memory?) - but we refused. GOOD DECISION! just found the hose sock on ebay for $29


Agreed $5k is a joke for electricals - no way one can do a double storey house in $5k. Just getting the basic provisions is so expensive, and fittings on top of it!

Flooring

We will be having tiles downstairs; carpet in sitting room, study and upstairs.

We ended up getting the carpet through M - there was one advantage of getting it through M - the carpet is calculated at per square meter for the covered area (125sqm) vs if we had arranged for it ourselves, we would have had to pay for 153sqm (based on lineal meter calc as advised by the consultant).

We chose Category 5 - Ultimate Expressions @ $45 per sqm Oatmeal colour (M will send through a sample for us). A bit disappointed about the lack of choice in colours. We thought this colour is the safest option, as it will allow us more options with furniture. We upgraded the underlay, and had to pay $3 per sqm for that. Total bill of $6k. Apparently the same carpet at C@rpet Call is $80 per sqm. So, I am pleased to have resolved this.

Will add other colours etc later.
Woohoo congrats, sounds like you guys had a productive day! Great savings on the carpet! We also found we got a much better deal doing floors through Metricon than external.

Thanks Sheilzy - it was definitely very productive.

Hopefully the carpet turns out good quality... just googling about it. I know it is some American product - though some bad feedback for the company that stores them there!!! The carpet consultant told us his inlaws have it (and sold it to them, as he likes them

Yes we did to mid range underlay. M don't provide upgrade to the best one - but the consultant said he could provide that for $12 per sqm through C@rpet Call. The mid range was $3 per sqm.

We stuck to the mid range one.
Thats good because it helps to reduce noise in a two storey house. Have you put insulation in the floor?

Haven't put any insulation in the floors.... would have been nice to have
The thicker underlay should help to reduce the noise anyway.

I think we will be OK in terms of numbers. Just waiting for the quotes now - know most of them, except for the polyurethane for the kitchen.
