My one is expiring on April. Am settling my land this week, so am hopping everything will be on time. Am just not very satisfied the way builder doing things.. I have finished all the appointments aside from colour selection so lets see.. Have you got your land settled?

I rang landcome yesterday,one of staff informed me maintenance works at eagleview road takes four week period. then after, it will be registered.
After expiring the contact they gonna charge new price for you? or still same price of your building?
I heared that the way builder makes money....

I think it became mandatory from stage 13. Gag, if am aware, you are from earlier stage? I have a friend building near to the park from earlier stage and builder didn't ask for it either.

Yes even before we paid around 3k for until April.. From now on if things get delayed coz of them working slow than.. We going to have big talk.. I hope everything goes well and they start to build before our tender expires. Good luck to yours too.

- has anyone had any news about their salinity test, bore hole report or other site reports and documents?



The saline test has come back showing only low levels of salinity.. the builder suggest me for exposure grade brick.

Most of the bricks these days are exposure grade and it is no harm in choose those. We already selected exposure grade and Allworth homes told us that they dont do the soil test to measure that and also do additional concrete and steel to slab used for H1 (highly reactive ) site classification.
Other builders charge for M site classification and charge extra if the soil is reactive.
Anyone knows about Austec Homes?
I am considering this builder to build my home at stage 13, but I could not find any reviews online. Did anyone have any recommendation for double story homes. Wisdom and Rawson seem too expensive for me. Appreciate your suggestions.
Sorry, I have not heard their name. Surprisingly most of the builds in One Minto Estate is built by Wisdom homes and Rawson. They were quite expensive for us too.
Better check display homes at Oran park or Edmondsons Park and if you like the design and meeting with the Sales person, check their reviews.

Thanks Gaggy, it's very hard to find honest builder to tell you the truth about what included and what's not and what we should expect to add on their price. May I ask which builders you has short listed or selected?

Almost every builder is like that. They dont treat you nicely after some time or few of them dont treat nice in the start as well. You have to do your homework and get maximum info. We are building with Allworth homes.

Hi,
I've compared many builders and, while Wisdom initially looks more expensive, you get a lot more included in their standard smart package. Their 'base package' has more inclusions than other base packages.
Its hard to compare base packages until you look at it on an apples for apples comparison. You have to itemise every single thing a builder says you will get as standard and then look at their upgrade packages and promotions and compare those, too. This is a long process of research, but you need to do it for peace of mind.
Masterton, Clarendon, Eden Brae, Wisdom and Raswon are all very, very similar to me. Dont know about Allworth, but I've notice that some people who write on this forum are going with them

when you say, you're "waiting for the letter from Landcom", do you mean the letter from your solicitor for land settlement?

Gaggy, I just found out from my friend who contacted our builder last week (he settled last week and building in stage 13) that the builder can get the s149 certificate but at a higher price (approx 150). if you apply yourself you can get it for $53. He said that the builder already has his s149, meaning they did not give him the option to do it himself at the lesser price.
This is indeed confusing. I will need to call them.

Congratulations on your settlement. I had my settlement completed today. I checked with my Convayencer. S149 is part of your contract document. It is already available to you for free. You could ask your convayencer to send you free of charge and forward to builder if they are requesting.

Exempt development if the house is existing. If it’s a new build it’s likely not an issue either but always call council to confirm. They’re usually very helpful.
