Hi,

I am not sure if you have already signed the tender. How much more it would be to go for 2.7M ceiling? It makes a huge difference in the overall feel.

Good luck with your build.

Hi anna_amit_waldorf,

I'm sure it would have been just a couple of grand extra. We just wanted something higher than standard andsince we're not very tall in our family, we thought 2590mm is okay.

But i do agree with you that 2.7mm is much better.
We are building the Vancouver 33 in Truganina. Due to increase in Alfresco and extended garage, it's 34 squares. Our sales rep has put in an electrical allowance of $4500. I am not sure if that's enough. I calculated around 40 downlights. Does anyone know how much does it cost per downlight from PD ? And will it be cheaper to get it done outside ? Will PD give points for it and allow us to install LEDs externally ?

I suspect you'll need to budget more than that if you want PD to do all of your electrical. This was the price list we received a few months ago so you might want to confirm with your SC or Argus themselves that these are the current prices. Other things to consider are external lights, extra power points, any internet/networking, alarm/intercoms etc. It really adds up.

Regarding whether to get PD to do your down lights or get them post hangover (PD won't let other people onto site to do anything during the build), it's a bit easier because you are building a single storey. If you had a 2 storey, it's apparently very difficult to retrofit the ground floor. We initially looked at retrofitting our upper floor, but with the price for our electrician on top of off-setting the included batten lights, it was minimal difference in cost. Obviously depends on the cost of your electrician, but might be worth investigating since you are building a single storey.

No at the bottom are the upgrades we've chosen however the site costs are being quoted as an additional $22K, we've opted not to go with a fixed price contract.

Site costs are only estimates. With PD they over estimate which you'll get credited back anyway in the end.
I'm not with PD anymore and we took the fixed option with another which were glad because in a year prices have escalated and unfortunately not being fixed you'll pay for more in the end. As you see I'm with M now but I've been tracking the 3 main builders since and Carlisle will be one the expensive ones. Best of luck with your build

Im talking about the ensuite bedroom wall as in the display at Berry Lane. The display home's shower dimensions are much larger from the bedroom wall compared to the standard dimensions. When asked about it I was told the wall in that display were moved back into the bedroom by 220mm

Oh, that's fine, because we're building the 19sq version. The measurements as displayed in Ashton(?), Craigieburn, are accurate of what we're getting. The house at Berry Lane only has the kitchen we liked, though everything is marginally larger in the 21sq.
If you select a pack can you have items removed from the pack? Or upgrades from the pack?
Thanks
Sure can.

With the 'live the dream' deal we had the evap cooling and floor pack, have deleted the evap and there's a 5k credit on our quote, and we'll most likely delete the flooring and do it all over handover as well. The flooring should be a 10k credit.
Thanks PVBuild.

Has anyone gone with the Rivendell carpet included in the Flooring pack? What are your thoughts on it? We are trying to minimise our costs as best we can as this is a Kdr and our site costs are ++ Also we have children so would be looking at a hardwearing carpet anyway. I looked at it at Wos and wasn't terribly impressed but wondering if it might be ok if I upgrade the underlay.
Hmm, I'd investigate your options for installing carpet after handover...

It was subtly suggested to me that that is the less expensive and better quality way of going.
