Grace from what i can tell that block is under 300sqm. If so that studio wont be allowed because it is too large max outbuilding for land under 300sqm is 36sqm studio/fonzi/granny flat. It is in the edmondson park south development plan.

i know about this 36 sqm rule too. what is excluded that i wasn't aware like porch and alfresco are excluded. i thought council would decide

Yes porch and alfreso are excluded in floor space ratio but included in site coverage.

To me that sounds fair. Don’t think they will share contract or any other plans like contour plan without a deposit

Stamp duty only on land.

GST on building.

Stamp duty is 4%
GST is 10%

To get a contract.. u need deposit.

To understand the easement, you can ask them for the land plan that they have on their file. They have it digitally in the office, but u cant take it home.
