Mgardz just beware ... We had two separate days of appointments - the first was all "external" suppliers (ie don's tiles, accent carpets, sentinal for alarms & cabling, ark for shutters, artline kitchens, penrith air con for the air con etc) and the second "colours" was for everything else ... Eg taps, sinks, paint colour, stairs, showers, benchtops etc. some people do them in one appointment i think, but we had two in 2 separate locations ....

I have flooring, kitchens, ark and colours on 4 different days and I suppose they will tell me when I meet electrical people to do stuff not done on colours at Warwick Farm after that, M said something about Q Central? I'll be glad when its over LOL. This will be the most stressful part as visualising the end result will be so difficult
For us, the "colours" appointments were on 4 different days and places. First was the alarm/cabling, air-con, kitchen, & ark at Q Central (Bella Vista). A few days later we had carpet & tiling appointment at Narellan. About a week later, we did the taps, doors, paint colours, skirtings, door handles, kitchen sink, kitchen handles, & vanities, and this was done at Warwick Farm. About a week after that, we had our electrical appointment. This one was done at Oak Flats..... thankfully this is about 20 minutes from home, as opposed to Bella Vista which is over 2 hours from home! All part of the process, but has to be done! I loved making all the choices, as it was the opportunity to make the house "ours" by choosing all the things that we wanted (budget allowing!). 12 months later (ouch!), it was great to see all of our choices come together in our home!!
I had Colours , Sentinel and Aircon all in the same day at Warwick Farm which was by surprise also we thought they would be on different days.
Had electrical appointment today at Emu Plains. All appointments done now , next step is to organize when I should demolish my house and start the dreaded renting.

Not an expert on networking. Standard they offer is cat5e which is pretty good - we upgraded to cat6 because it wasn't that much more and it future proofs us. We put a data point in where we think we are having tvs / computers, also wherever your modem / router will be. We'll have a switch in the home hub. Hopefully if your hubby is into gaming, he'll know where they should be.
Thank you Edmondss. He's not a massive gamer so i think we will keep it pretty simple and just enough to future proof. Currently stressing about the appointments! Fingers crossed.

I drove past our site on Monday as I headed off with the kids to the Hunter Valley, and our SS is as good as his word, brickies back on site already....phew! Looking forward to finishing brickwork and seeing the roof go on over the next few weeks....!

We were pegged on 8th Oct and excavation started on 14th Nov. Patience is definitely a virtue when it comes to building with Masterton!! Having said that there was work going on at our site today which was an unexpected surprise. It was also a shock to see a 4.5 ton excavator on the slab digging trenches for the plumbing

After much searching and many trips out to every Homeworld we could find, we have narrowed our choice down to the Villina Lane or The Braedise 33 from Firstyle http://firstyle.com.au/houses/Braeside33-rear.html
We've bitten the bullet and Firstyle are writing us up a tender & we are off to Warrick Farm on the weekend to get a tender organised on the Villina.

It was another episode in our education on builders when talking to Firstyle, even though they appeared more forthcomming on prices there were some Masterton inclusions we had to specifically ask for - like Granitguard termite treatment, treated timbers and R3.5 insulation bats (Firstyle standard is R1.5).

So now we've been careful to include everything in both tenders so that we can get a real comparison between them.

We've even ordered a skip for next weekend to start our pre-move out clearance of the detrituce - I think we're one the Woohoo side of the rollercoaster ride at the moment.

On another note, there's no gas pipeline in our street (or suburb for that matter) and I don't want the hastle of ordering in LPG bottles every few months, so solar panels & all electric cooking/hot water is looking good.
I've even found the gadget I need to divert unused solar power into the hot water system:

Now I've just got to explain it to M and Firstyle so they can get us the right Basix score.

Firstly i have been reading this forum now for about 2 weeks, and so far have found it invaluable.

I am just starting the process, and considering knock down rebuild to a duplex.

I think most of this information can still help me, but i was wondering if anyone has built a duplex with Masterton Homes before?

Hi All,
We are about to start building with Masterton in Elizabeth Hills (modified Overtue Elite). Our block was pegged and fenced before the christmas break and we were told today that we are now in construction and they have 20 days to commence. Do they generally wait until the 19th day to commence or do they get straight into it?
Welcome Muzza, this forum truly is helpful with all of the information you will find. I haven't come across any one on here building a duplex yet!

Welcome elizabethHills, it all really depends. Some people are lucky to have constrution start straight away, others are not
we didnt get a fence or portaloo until the very very last days of the 20 day countdown, and then we had our site cut and fill a few days after the 20 days. We had our slab poured just before christmas break and frames are due to be delivered on Monday!
Well, just had a call from our SS to say that he was on our block, and someone has ripped off panels from the back fence and stolen tools off the site over christmas - really odd stuff like specialised brickie tools for scraping mortar etc.
I think he thought we would be upset about having to fix the fence, but we are going to replace it when building is finished, so he's just going to put temp fencing across it in the meantime.

Seriously, there was literally nothing to steal on site over Christmas...at least it wasn't just vandalism I guess..

On a bright note, brickwork is now the full two storeys high now which is super exciting!

Can't believe they stole from your site R2D2. At least there was no vandalism inside that would mean your build was delayed.

So M are back...can't wait to see all the building fun again! Appointments start for us tomorrow! Any last minute tips?
Mgardz my only tip (from my 75 yr old neighbour) is ... If you really want it, get it. Don't worry about the budget. Whilst an extra $500 here or there seems alot at the moment ... It is the one time in our lives we get to choose this stuff. Don't compromise on the big things (that will be hard to change later on). Not sure if that helps ....

i m building cello signed contrat and paid 5% on 18th dec.will be submiting external color tomorrow and hopefull process will start .
