@Scifi9: I believe that A$314K for a 376sqm block in Stage 2B is a very good price considering that the 360sqm blocks in Stage 5A are A$320K and the 375sqm blocks are A$310K (off Richmond Road).
Hi Scifi9,

Land registration for release 1, 2A and 2 B will happen in Nov 2014 at the same time. So it should be fine.

Just visited site this morning and I can see lot of progress. The small bridge on the creek is built and services are putting in place.
Hey all,
We went past today as well and guttering to 2a has been done too. Hopefully the rain is short lived.
To the champion home buyers- where in our tender does it mention Anything regarding the NBN connection stuff? We have nothing in ours, except the one liner on the Greenway Living flyer "per-wired for NBN"

Unfortunately it is not mentioned anywhere... After enquiring about this I got told that it is because they will be providing a conduit from the road to the house and everything else will be done by NBNco

Hi homeseeker,
Thanks for the reply. That sucks! How do they get away with saying "per-wiring"? plastic conduit pipes don't exactly count as wiring. Sorry guys, I don't know if I'm just being dense and not understanding but if its not in our signed contracts we don't get it. I have nothing mentioning wiring, Ethernet etc. I will ring greenway and get clarification.
Completely agree with you Vandine. I think we shouldn't have any reason to worry though as wiring through NBNco is a free service. Although something we definitely don't get are any ethernet ports. If you call up Greenway please let me know what they say I am quite curious.
@Dudhatra. Thanks.

@ Kaycee. Yes we think price was reasonable but not a lot of inclusions like other builders. But we liked the design and our lot.

Hi Kaycee. What um is this and where did u get this information?

Is the name of the road going to be Hollinsworth road ?
@Scifi9: My apologies as I was not clear with my previous message but the links below should clarify what it is all about:

http://www.blacktown.nsw.gov.au/Your_Co ... _Proposal_–_Costco_Marsden_Park

http://leptracking.planning.nsw.gov.au/ ... px?Id=1597

Hollinsworth Road, Marsden Park is where Costco will live.
First Home Owner Grant (New Homes) scheme:

* the value of the property must not exceed the First Home Owner Grant Cap of A$750,000 for contracts dated on or after 1 July 2014
I saw on TV today that the State Budget is setting aside funds for new school(s) at The Ponds. None mentioned for Marsden Park. Any of you have any information if there will be new schools to be built in Marsden Park?

How many of you have young families and need to send their kids to school when you move to Greenway? Where do you plan to send your kids for school?
@radtech: I sent my 3 kids to public primary schools and all proceeded to selective schools:

Elara Masterplan indicates 2 schools but that is still a long way to go:

We had one of the 375sqm Stage 5A lot off Richmond Road valued and the result was the same as purchase price. The valuer tipped me off that it was valued much, much more than that. I would not say anything more than that as you might again grab one of the 4 remaining double storey homes (1 CH and 3 RH). Perhaps the development around the area does make a lot of difference in the value of the GL properties. It is amazing how land prices in Sydney increase in so short a time.
I am a first home buyer, do i need to stick with the limit of 650k to get the grant? Contract signed prior july so its not the 750k limit. I got my house and land package for 635 and i want to do upgrades such as high ceiling and kitchen. Does this mean I can only upgrade worth 15k?

Hi borndreamer_7,

We are first home buyers as well. The first home buyers is based on the original contract price (at the time of signing) so you should be fine as long as this price is under 650. Double check this with your solicitor/coneyancer first though.
Thanks homeseeker, you mean if my contract price is 635k, i can still get a grant if my variation is worth 20k? So it means 20k wont be part of my loan? Or i have to stick with worth 15k variations only to meet 650k total?
Yep, you should be able to go over 650k worth in variations and still get the grant, as your base contract price is 635k (and this is the price listed on your contract). Not sure what will happen with the loan though... As I said again, please double check this with your solicitor/conveyancer.
I asked my broker and she told me to stick under 650k to get the grant. She said my borrowing capacity is 770k. If i do some upgrades, my building contract will be updated too. So i will be over 650k. I am confused. I cant find info on any website.
What's going on? A couple of lots had been relisted from stage 5A. Lots 559, 550, 523.
