Hmm that seems odd. Our salesman said nothing at all and seemed fine with us extending it. Will see at tender I guess what they think....fingers crossed!

Yeah we wanted to go out further right (like 1.5m past edge of media room) and were.tild that 850 was max.
Tender should only take 2-3 weeks ☺

Maybe because of the different roofline with that extra bit of outdoor room from bedroom 4. We would have built that bit aswell but thats where our poil will be going....oh well guess you will find out soon enough ☺

What a wait! We finally got our first prelim tender plan. Few things missing from the plan like the facade we chose and the colorbond roof and totally unsure of all the extra costs we are seeing like:
Area Surcharge
House Pad Cut & Fill
Rock Ripability Report
We apparently also need a piering system.
Can anyone comment on these?

Is it normal for the tender to list what fittings/taps/vanities etc to put in even though we havent even gotten to the stage of choosing them yet?
Have you already got a soils report?
We didn't have area surcharge and went with fixed price. We lost abit on that because we only needed perimeter piers and soils came back better but oh well..
Taps that are listed are just the base choices then you'll get a variation when u do your selections
Cut fill is just your site works
Cant wait to see your plan and how you got on with your alfresco area mod...

you will find some coatings that coral will refuse to explain exactly what it contains

What area are you guys in? We are just out of Kempsey. Yes soil reports etc are back, apparently we have rock 400mm down hence needing the piers. I asked our neighbours and they have piers too, so just an unexpected cost - and not a small one either

Our patio has been knocked back, our SC didn't think it would be a problem but it is (no explanation as to why) In our tender they have added a 920mm extension at a huge cost so we won't be going ahead with that and will just leave the patio the way it was.
Do all houses come with just a brushed concrete patio? Its up to the owners to tile?
We asked for extensions on bedrooms 2, 3 and 4 and the activities rooms, the plans have come back with each room having a bulkhead? due to the extension? Not happy with that so doubt we'll be doing that either....starting to see the things I wanted disappear
So we are going through a few changes with our tender and have a question for all you home building pros! Is it correct that we pay for the concrete slab on the back patio? It doesnt make sense to me that a patio on the standard house plan is not included in the standard house price??

Sry must have unfollowed you accidentally...We are in Brisbane west.
Not sure why you require piering if your in rock???
As I said the patio extension would be because of the maximum truss length.
Patio slab isnt included as standard.
Unless you really want it integrated into the main slab its so much cheaper to get it done with your driveway after handover...

The bulk head in the rooms is just because theyve extended the walls and not the roofline...cheapest for them and they still charge alot for it! depending which room it can look quite good if it ends up over the bedhead imo. It all depends where the roofline is. But for instance the rear of bed 3 & 4 could easily extend the roof and walls but they'll charge alot to do that. Note alot of volume builders size rooms to suit standard sizes of carpet rolls or gyprock etc. So when you go outside that theyll charge alot for it which is why the $/m is so expensive

It's all the little things we pushed 3 robes out under eaves so rooms were bigger and had the window next to it so the room has 3 good solid walls if that makes sense....we got the alfresco slab done the same time and tiling on alfresco as I thought it would be easier and we got the sliding door frames recessed so there isn't a big step over the frame. I lot can be done after but I thought it would be cleaner and less mess if the slab is all one. Goodluck

We're in Kempsey also, just out near Aldavilla.
We built almost 2 years ago on 3 acres also.
Originally we were going to build with Coral Homes and went through the tender stage and had just as many problems as what you are having right now. We ended up deciding to cut our losses (the deposit paid for tender - about $2500) and go to a different builder that was local and would help us through all the stages at this was our first home aswell!

We ended up choosing Northpoint Homes in Port Macquarie to build our home and they did a WONDERFUL job! We constantly have people commenting on the quality of the finishes in our home. Our build was done all within our budget too and they were incredibly helpful.

You can check out my thread if you like? You'll notice a few posts i done, where i was VERY stressed but in the end after hearing other peoples build stories i now understand that my dramas were very little and easily fixed.

Well we've finally signed contracts and paid our deposit after what feels like a life time of waiting. We have tile selection coming up at the end of the month with Beaumont tiles and our colour selections up on the gold coast at the start of August. Wish I knew what I had to choose from
would like to be able to see everything we have a choice of selecting so I can really begin planning before our appointment at varsity Lakes.

What does everyone think of the Beaumont tile selection compared to National Tiles? Ive been looking at both and can't see anything that pulls me in from Beaumonts but feel like I really need to see them in person.

We did our tiles today!!! So super happy with what we have chosen (or should I say I have chosen lol hubby let me choose everything) Now Im feeling even more impatient to get colour selection done so we can start!

Your tile selections look fabulous! Love those patterned tiles and i love the wood look too. We just finished building on the mid north coast and managed to get up to the Gold Coast a few weeks before our colour appointment to check out the showroom as they are open on Staurdays for the public. I would recommend doing this if you can, i know its a trek though! Good luck with your build

I'm having trouble picking a brick. We liked PGH Smokey Grey but I'm still on the look out. We don't actually want a grey brick but to us this isn't grey? After a lighter browny/tan

Other bricks close to the smokey grey are pearl grey, cocoa and moon dust... google those and you should get some real life photos

Thanks Charlibear! I'm not sure of cost yet ekkk😣 but I figure it's a focal point in the kitchen so happy to do something special. Yep I like them all. Do you think moondust is more grey than a brown kinda colour?
Realised I haven't posted a pic of our plans!

We did a few mods
1. Extended bedrooms 2, 3, 4 and activity room
2. Put a long bench in laundry with space underneath for washing machine and drier + overhead cupboards
3. Moved fridge space to next to pantry
4. Widened stacked doors to outdoor living
5. Put sliding cavity doors on media room
6. Put shelving and draws in all robes and 2 in main WOR
7. Hastings Portico
8. Tiling to front and back patios
9. Extra water tap on house
10. Gas connection on back patio

Total area 320.43m2
Total roof area 357.66m2
