Hey peeps long time lurker/poster thought I would finally start a thread for our build


Stay tuned as I plan to update this with a fair amount of information over the next few days

So the journey started around August last year after a month of looking around at pre existing housing we could not find something that we were completely happy with so the idea of building came to fruitation................
Fast forward a month or 2 and we were wandering around looking at display homes throughout the region
after getting some ideas and quotes from numerous builders we decided to go with Coral (hoping this turns out to be a good decision).

After umming and ahhhing we settled on going with the Avoca 23 mostly due to the nice floorplan and spacious master/ensuite.............

Currently just waiting to get the colours variation back
and council approval is due very soon needless to say itching to get that start date and see things start to happen.

Have made some minor modifications to the original house plan
Things like flipped the entrance
Removal / resizing of windows
Added sliding doors to areas
Increased spaces etc

In addition to this

Facade - St kilda - All rendered bar brick pillars
Increased ceiling height
Bathroom Upgrade
Ensuite Upgrade
Laundry Package
Added basin and mirror to 2nd toilet
Large w.i.r fitout to master
Broom cupboard to linen
Shower Niche to Ensuite
Mirrored doors to bed 2, 3 wardrobes
Alfresco Tiling
Floor waste to laundry
Removed cement sheeting above windows, front door, sliding doors replaced with brick

And a few more things im sure that i can't remember off the top of my head will update as i go

Bricks - Austral Chiffon
Driveway Exp Agg
Garage door - Caoba
Stained outdoor post in alfresco - merbau
Translucent laminate glass insert for entry door
merbau front entry door stain
Cabinant laminates ill update soon as i can't remember names

Kaduna handless on all cabinantry
Snow stone upgrade to Ensuite and master bath
2 colour laminate kitchen
Carpet upgrade - Gold range
Underlay upgrade
Front Security door - new range - no centre support bar
Diamond grill for sliding doors with aluminum mesh
Towel rail upgrade in master bathroom to 800mm
Hand towel rail in 2nd toilet
Hand towel master bath
Floor waste upgrades – Bermuda
Waterfall edge to island bench
Pantry, Media and Master LIN1 Doors and stained frames - charcoal
Ensuite timber feature stained charcoal
Upgrade size of study bench to 60mm
Black tapware to Ensuite - Pheonix
Kitchen Sink - Franke Black
Kitchen Tap - Phoenix
Toilets Luna - Included
Off white mortar - Included

Fair few other minor selections , paint, colours, other doors etc but most of the main stuff is above


Electrical Appointment has been done just went bare basics - apart from extra tv point or 2 and outlet on island bench ( have quite a few plans for my electrical fitout after we move in and I get the time)

Tiling Appointment was great after a lot of visits leading up to the appointment we changed our mind on a few things during the day but was really happy with the outcome apart from spending an extra 4k or so


Colour wise we went with greys and darks apart from some spots we went white
Decided against a glass splashback and went with a tiled option (satin white structured)

the first one is for either side of the bedhead 2nd one for a multi feature over the ensuite vanities and the 3 ones for the island bench

Coral Homes-can they shrink plans?

Building A New House

Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder…
