Which will you choose NBG or Burbank ? UPDATED plan NGB 17/9

How is the Burbank one bigger and more open? The main family and meals area (4.72 x 5.94) is only around a metre wider than the NBG family area only (4.7 x 4.7).... there is a seperate meals area. You'd struggle to fit a table and also a couch in the Burbank meals/living area.... how would you place the furniture?


After conducting some super high tech analysis (
) on both floor plans, the NBG is 1 metre square larger in the living area.

Note this is m2 (like when you do flooring), not "squares" as in the house size. Basically both plans are same size.

Make of that what you will!!

Yep - thinking of how your furniture (TV!) will go is important. Looking at both, I think it would be much easier to place furniture in the Burbank. The NBG does'nt have any long walls or corners to put your stuff in, without a door getting in the way.


Well now I have updated the plan with a bigger family area. Whats your suggestion about this plan or any changes do you recommend.

The NBG floor-plan is weak. Can't even put a TV+Couch anywhere without breaking your neck every-time you watch it.


What about with a biggare family area with this updated NBG plan

Hi Guys,

Just a simple question ... What would you choose between NBG or Burbank, considering all factors includings the plans, cost and inclusions ..

The plan I chose from Burbank is Ascent 2500 which is 7 star energy rated home, cost is 1,58,900, but just standard inclusions, not including carpet, tiles and site cost.

The Plan I chose from NGB is Blaxland 20E which is 5 star energy rated home, cost is 1,75,900 including every standard inclusions including october special inclusions which include alarms, spa bath, 900 cooktop, colorbond tiles etc etc.

What would be your best option. Just to have an idea which one to go with.

Hope i don't confused you even more...we were looking at the Ascent 2500 from Burbank last month as an investment property but then feel that the Meals/Family area is a bit too small to accommodate a dining table as well as the TV.

We have since sign up for the Burbank Generation 2600 with the Alfresco option and is bigger than the Ascent (in total m2) and still cheaper (base price) than the NGB. Not sure if it is bigger than the NGB house though.

The standard Generation 2600 is $163500, for the Alfresco option, you get a credit of $870 back, making it $162, 630.
How did you "update" this plan - did you just change it yourself, or is there an option included to do this? It is better with the larger area - but I'm not sure they'll let you just change it like that? You'd best check. Still not sure about TV/lounge placement though. Maybe checkout a display?

The Generation 2600 is great. The family/meals can be up to 6850x10620.

Well, there is no option for this ... But when I had a meeting with their business manager, he told me that you can move the wall to that side because that porch/alfresco area would be under one roof. So I can do that ... I just have to pay for that extra tiling on that side ....

Yes, I know generation 2600 is great as well but as I said, Inclusions are more better in NGB. this generation 2600 comes with standard inclusion but no carpets and tilings, no stone benchtops, no larger shower, no glass splashbacks, no downlights etc .... If I go for generation 2600 and include all these inclusions, my budget will be more than 200K for this house only as my other costs does include site costs, council requirements ... which will be around 15 - 20K. So if you all add up ... 164k+20K+another20K for other inlcusions like driveaway, downlights, splashbacks etc, It will go more than 200K

We added carpet and tiling to the whole house which comes up to $5700. Sitecost is still unknown as our land is not titled as yet, but both the base price of Burbank and NBG will not include the site cost as well.

Mmm - If the NBG house, with the 'free' inclusions, is cheaper than the Burbank with added $ inclusions, then go for it.

Do keep in mind the Generation 2600 has a $5000 voucher which would give you all your carpet/tiling to the equivalent of the NBG (they will include standard builders carpet/tiles), and may even have room for much of the the stone benchtop cost but not much more.

If I were you - I'd go to both and get a quote with everything you want, including site costs, and then see.

Do remember - many builders with "free extras" (not to say NBG, but I've heard this alot about many builders) recoup their 'free extra' costs by bumping up the site costs significantly, this is where they get you. Even in the quote they can't give you the actual price, til they spring it on you when you've already signed the contract.
My only concern would be fitting a dining table and couch in on the Burbank plan. Try measuring your own space at the moment and if it is bigger put down some white tape and try rearranging your furniture into that space making sure you allow for putting stools at the island bench.

I built with NBG and had no major issues except time and I adore my house. I would base my choice on floorplan. No point having the best fitted out house with a crappy floor plan. You have to find the right medium for you.

I agree brittany .... Since you have built with NBG, do you find these guys good .. I mean quality of work, material, inclusions ... The only reason why I am prefering NBG is because of inclusions and easiness of changing the floor plans. Are they really good in customer service .... Will you recommend NBG ??? Their inclusions are best and I have to pay way more to other builders for these types of inclusions .... My only concern is their quality of work and service ... What do you think ..
We're building the Ascent 2500. The decision was influenced by two factors: The floorplan and the 7 star energy rating.

The other house we were considering was the Aspen 22 by Victorian House & Land Specialists (Also called The Chelsea by Brentwood Homes) but every time we talked to them they jacked the price up by a few thousand


From the base price of 158900 we added carpets & tiles. Due to the covenants on Botanic Ridge we also had to pay extra for 600mm eaves (and the associated structural modifications to go with them) as well as a 4500ltr water tank. Burbank include a 2000ltr tank as standard with the Future homes collection so it was only $280 to upgrade.

In the end, we decided to steer clear of other extras that could be added on by ourselves later. For example stone benchtops, which are an added extra wth Burbank do look nice now, but whats to say their look doesnt outdate in 5 or 10 years time and you rip them out to replace anyway.

Its your house so you can always modify it to suit your needs as they arise, and at your own time.
