5/4 - Slab poured
19/4 - Frames commenced
29/4 - Met with our supervisor and given a bit of a time frame from now to lockup which has gone to plan. Top storey being framed
4/5 - Roof frames and windows being put in
5/5 - Windows all in and Hebel commenced and as you can see going up quickly

Hi, long time reader first time poster.

We have a block in North Kellyville and are going through the motions with Mojo currently.

We have our Tender Estimate which looks ok.

Have read the thread from start to finish - How did everyone go with negotiations with these guys? They are pretty firm - as are McDonald Jones from what i have heard? PM me if preferred.

It doesn't look like any major red flags either so far?

All in all, we are excited about our dream home so just need to make a decision on this and pay the $3k, or go back to other builders we were considering.

New to this thread and my first post.

We are building a modified version of Nova 33 with Mojo homes at Oaklands Estate, Schofields.

We are at Plans presentation stage.

Anyone else building Nova? I saw one other person building a Nova 33.

This is our 3rd week now of frame stage and only the bottom level have been done.

Where about are you building if I may ask?

Here are the mods:

- 3m ceiling ground floor
- Clear and simple stacker door to living/alfresco. Pillar removed
- Butlers Pantry
- 2500x1200 island bar
- Ground floor rear flipped
- Upstairs common bath and linen replicated from Nova 32.
- Living extended out by 500mm reducing the alfresco.
- Shower to powder with slightly modified laundry


That's about it.

Did you modify anything?

Hi,
Ours is a KDR at Heckenberg.

We made a few changes:

1.Grand alfresco
2.Remove powder room from behind kitchen and extend pantry
3. Guest bedroom extended
4.remove bed 1 WIR to be build on top of garage where bed 1 entry is, hope this makes sense but heres the floorplan



Jay / Miss Shanty - I can't believe how much progress there has been for you both. I hope things continue at this pace for you both.

Our house is finally down, it is so good to get to this stage. Mojo are expected on site within the next week or two. I am really hoping the good weather holds out so we can get the slab down before winter finally arrives. If it ever arrives

The Enigma base price is $322k , by the time we had the upgrade pack, the flooring pack and a $20k facade we are at $360k.
Clarendon is $363 but includes site costs, rain tank etc.


Also, as the land isn't registered, and wont be until end of the year, is there any point starting the process with Mojo yet?
What termite feature isn't included? Their inclusions state:
"T2 termite treated timber frame and truss a Superior Kordon termite protection to all slab penetrations and termite barrier to perimeter of the home"
Is there something else that's missing?

If your land registers end of year, it does take time to go through the tender revision process, plan presentation, colours and then building contract signing. So if you want everything ready to go once land registers end of this year, it could be a good time to look at starting the process.

Site costs are not included in the base price with Mojo but they will quote them as additional costs in your tender.

I am building in Schofields and dealt with Mojo at the Kellyville Display Homes. My overall site costs including a bit of buffer is close to 45k or slightly higher.

T2 Termite protection is include as standard. Mojo did not offer flooring and so we have to do ourselves. Has Mojo started including flooring in their packages?

Land registration is always subject to a lot of factors and may be delayed as it did with ours. We wanted to sign last October but we waited till Feb this year and signed it.

What is your tender period? 242 days?

Do the "free" tender estimate. It's pretty thorough considering it's free. Our's expires in a few days so we need to put pen to paper or decide otherwise.

Their site costs are substantially more than rawson (who we are benchmarking) had given us, but mojo will also do the rain garden (rawson won't), but no driveway (rawson will)...

Inclusions etc seem to be pretty comparable, but at the end of the day you can get whatever you want as long as you pay.

Who is your sales person?

Haven't been on here in ages (originally posted as Brad and Penny1 back on about page 2) but though I'd share our experience so far....

We are building the Melody 39 in Kirrawee NSW after having knocked down our old place in October 2015.

Building started in December 2015, and Mojo were able to get the slab down and the first floor frame up before Xmas.

The Christmas break was long, and in spite of receiving an email from Mojo on 11 Jan saying that all staff were back at work we didn't see any further action on our site until Feb when the second storey from went up and the Hebel was delivered.

I think from memory the heel sat in the front yard for about two weeks before an installation team from Melbourne arrived to complete the ground cladding around the end of Feb. Waited another couple of weeks before another crew arrived in mid-March to start work on the second floor Hebel. The rendering and painting of the second floor has now been completed, I think they still have some things to fix with the Hebel ( I could be wrong but I remember the S/S saying something about that a couple of weeks ago when we last met on site).

Electrical and plumbing rough ins, insulation, air con ducting and cables, TV co-ax etc have now been completed and the gyprock is going up on the internal walls (ground floor completed today I think).

Anyway that's where we're at - its been a long and at times frustrating journey thus far. Our S/S has been helpful and responsive, although I think he gets as frustrated as we do at the unreliable nature of the trades he has to deal with. CSR have been particularly painful in getting people on site. Given the speed at which the Hebel goes up it just kills you to see it sitting there in your yard for a month knowing that it is holding everything else up.

In spite of the frustrations we are closer the the end than the beginning, and the building is of a high quality.

I only popped into the Sales office on a whim and met with Elle.

We looked at Rawson, but the designs dont fit our criteria (block dimensions, layout etc).

Wife and I looked over the plans last night. We' will get the free tender from Mojo, but also Clarendon.

We are trying to minimize all extras as much as possible. I learned that from my first build. I overcapitalized by spending too much on extras. At the end of the day my 150k in extras didnt put 150K extra in value over my neighbours with the same house.

We are looking at Nova 38 and have just finished our colour appointment, and were given a date a few weeks later for building contract signing. For those that are doing knockdown rebuild, whats the time you allow for moving and demolition after that date?

We had a phone call from our supervisor Nick last friday to keep us updated. He said the scaffolding was due to arrive on tuesday and true to his word there it was. It looks like a construction in itself. Our plumbing looks to be done and the electrician was working there on Saturday so hope for the top floor hebel to get done now and roofing etc. Hope to post more photos later this week

Hi Ahoythere - we had our colours appointment in early August last year and had knocked our old place down at the end of October. Mojo started on site at the end of November.

Looks like your place is steaming ahead Miss Shanty - hope it keeps cracking on quickly.

FYI - If anyone is interested there is a Facebook group for people building with Mojo - strangely enough its called Building with Mojo!

Not yet, still in pre-construction stage. They didn't want to do a split, instead they are cutting the block and asked us to put up a retaining wall to hold the cut.
