We are about the same stage and our BC told us today possible end of March!! After telling me last week early March. The only thing that has changed is that he now knows I’m planning to use an independent inspector for PCI.




We got told a couple of weeks ago by our SS that they are changing their shower doors provider and it is causing holdups in PCI for some people, apparently it pushed our neighbor who has the same SS back by 3 weeks. So it may be related to that, although your explanation about more stuff needing to be fixed makes more sense. Have you not had an independent inspector for the other stages?
Shower screens, 3 weeks delay, good storey that one.......

No we didn’t end up getting one for other stages, regrettably now... our shower doors were installed a few weeks ago so thankfully that won’t delay us. This is what he sent me today after I questioned why he was now saying mid to end of March when last week he told me very early March.

He didn't have any reason to lie to us about it, and it is the sort of thing which they would presumably need to have done for PCI.

Should be finishing early if theres only been 5 days weather delays, dont they allow for 20.....

Yeah, presumably he figures there is bound to be a bunch of stuff that Darbecca will pick up that may or may not necessitate extra work to be done.

As my SS and I discuss every time we have an inspection it's Darbecca's job to find problems and if they don't then some people are left wondering why they hired them. So Darbecca will always find something, and then it's up to us to decide if we care about it or not and talk about the options with the SS. He's been good in fixing the stuff we want sorted out but compared to some people our build has been really smooth, although I guess the big one is PCI.

Hi All,

Just started our build with PD.
We are building the Charlton 33, with an extended floor plan.

May 17 - Paid our deposit
Aug 17 - WOS appointment
Sep 17 - Contract signing
Jan 18 - Site start
Oct 18 - Contract end date (aware they can go over, with compensation)

Feels like it has taken forever to get to this stage!




Its very exciting, It's a long process, but all worth it when you finally see the build start! Where are you building?


We are building Lara, Vic. They have just started the framing process. Spent Thu and Friday cutting the timber (still looks like they have a while to go before they have finished cutting )

Beautiful choice in home design! Do you mind me asking how much the house is costing you all up and with what upgrades? The base prices of Porter Davis homes in the Advantage range are so attractive, but I know they don't have as many inclusions as other builders. I don't want to get my hopes up with the great starting price if by the end after adding things that are included from other builders, it will end up being more expensive.

The builder is okay moving the crossover.

Considering these I would greatly appreciate some thoughts on this.

The challenge we are having is if we need to keep the kitchen on the right (west) facing or change the orientation to the left (east) facing. We have a pretty big fixed window in the kitchen and we are not sure how bad the evening sun would be.

The block on the right (west) is sold and we are not sure if it is a double story or a single story block, on the other hand we have two blocks on the left (east) of which one (528) can be a single or double and (529) can only be a single storey, they are house and land packages.

Here is my 5 cents worth.

If it were me, I would want to keep the Alfresco on the West side of my house, so I could enjoy the long summer evenings and watch the sun going down while sipping on some Margarita's.

If the Westerly sun is too much during the evening, you can always buy a nice blind or shade and use it to keep the sun out of your eyes while preparing dinner. Personally I'd rather buy the blind than lose the sunny disposition in my Alfresco area.

It is such a lovely house! The base price was what got us over a couple of others we had in mind. I feel we went all out on price. We got it for the base price when it was $251,900. We ended up with a contract price of $414,547.
I feel we went a bit "all out" on our upgrades though and you could definitely get away with A LOT less. Extra we added on were:

We are doing our own flooring after handover. We chose choices flooring, who actually do PD flooring (not sure if that's the case still) and got the Category 3 Carpet and Category 1 Laminate through them direct for half the price PD were charging us.

We had read on Home One that some people had found that they did not have the correct number of piers compared to their plans so we wanted to count them and ensure they were in the correct location.

We took the broom out to the site and dug around and brushed off our piers to count them all.

We couldn't do the garage as there was a big pile of dirt currently located where the car would park, but we found all but 2 of the others. The only reason we didn't find the other 2 was because I was tired of digging using a discarded bit of plumbing pipe - note to self, keep a spade in the car.

When we arrived, you couldn't see any of them - glad we took the broom

Question for you, did you look at the wall mounted TV pre-wiring through PD? We ended up getting this for our theatre room but from what I can see it's basically just a power plug and a big recessed bull nose plate with the HDMI and TV cable already run through it up the top, and a normal size bull nose plate about a foot off the ground? The wires aren't even run through a conduit either, although we did manage to get our SS to drill a hole and put in a piece of piping through a batten so we could run a digital audio cable through it in case we put our Sonos playbar on a media cabinet rather than mounting it under the TV.

$399.54 seems somewhat excessive for stuff that you could buy for less than $100 at Bunnings? Or is there something I'm missing here?
The big part is getting the wires through the wall and marking everything. I think its money well spent.

After 8 months of building our Dunedin we finally have handover booked in today!!
Job was slow but I must say the quality of work has exceed our expectations but lack of communication was really disappointing.

has anyone upgraded their front door? we are getting a 2340 x 820 (which is too narrow for me
) and want to get a 2340 x 1020 timber veneer and stained door. Any idea how much that cost? Also, we wanted to upgrade our wardrobe doors to sliding but was told they can't give a price until tender
any advice?

What colour stain did you end up choosing for your veneer door?

Just trying to get ideas to choose ours!
